    Call it what you want. If Hamish didn't preach he is right to us so often, this wouldn't happen.

    You say he has been more right than myself. But I bet you couldn't even tell me what I predicted.

    Again, nobody gives a toss what you predicted - 3 pages on and you're STILL BANGING ON about who was right or wrong - STAY on topic - PLEASE!!

    I don't want to have to read threads and sift through the chaffs - I just want a simple discussion about the specific topic, without distractions ( unless they's funny!)

    Sorry Graham, but Hamish gets nowhere close to the keepers of the cult of crash in terms of preaching that he is right. He argues a particular position cogently, and he's been directionally right. Whereas the bears tend to rely on generalised application of worry and combinational worst case risks and have been directionally completely wrong.

    You're welcome to point me to any posts where you personally have come closer than Hamish to predicting the shape of the market. Otherwise this just turns into a "well you won't tell me what I predicted therefore how do you prove I was worse than Hamish" exercise in diversionary pedantism.

    It's been pointed out a few times that it's perfectly possible to have a drop back over winter and a rise over the year, but you've somehow not noticed that. The market is apparently slowing (from data from multiple sources). The difference between growth and reduction is essentially noise level. Hamish has not as far as I've noticed changed tack, but his prediction for demand led increases throughout last year has been borne out by events. END OF.

    So some Economist (I've never heard of) comes along saying House prices will rise 5% - 10% big deal - no doubt they'll be others, probably the same ones who told us prices will have fallen 10% - 20% this year!

    Lets face it Economists are the worst predictors of House prices. So how do I know prices will fall next year? I've just bought a house :rotfl:

    You don't know nor did they know.:rolleyes: Thing is you bought what was good for you:T. You could have waited, for IR's to drop further!!(??) , for lower prices, for another opportune time.:o

    The government are supporting up to 240K people though mortgage interest payments. In June people will se this payment reduced from 6.09% to around 3%. The support has also risen from 100K threshold to 200K threshold. Therefore there are going to be a fair few who will see this support reduced by a lot. banks have also been told not to repossess for up to year. We are going to see more and more bansk start repossessing.

    The article seems to me to be based on the basis that we are going to see decent growth low interest rates continue ie a best case guess. This seems to me the opposite of capital economists who are a worst case guess type.

    As for predictions an Hamish, I remeber back at the end of 2008 him on HPC predicting 30% falls in total and them HPI from 2010.

    We are in the unknown. I do not see how people think they can predict anything in respect of prices for anything further than the next 2-3 months.
