    I think you'll find you're wrong. Do you actually live in London or have you just visited it?

    £1M will NEVER buy you a 4/5 bedroom townhouse in the a high end Zone 2 area!:rolleyes:

    I guess it depends on your definition of "high end". There are plenty of 4 or 5 bed houses for under £1m in "Nappy Valley" in Clapham, or Parsons Green, or Putney bridge area. All very popular, gentrified areas. Sure these areas are not Kensington or Chelsea, but then nor is Richmond.

    "Gentrified", yes, but nowhere as green as the Richmond area - this is worth a huge premium in my opinion, although personally I'd use the money to buy a 4-5-bed house with more space a little further along the river instead, ie Twickenham, Strawberry Hill, Teddington, Hampton which are still within easy reach of the general Richmond area and equally green (Marble Hill, Bushy Park...). For someone who is working in central London the commute would be a fair bit longer than from Richmond, but I don't (thank God!) so that wouldn't be a consideration for me.

    That is a highly sought after location so I'm not surprised at the price - I've never understood why someone would chose to pay that much to live there though when they can get a lot more for the same money by just going accross the river to St Margarets (also getting ridiculously expensive mind you but not as bad as Richmond).
  • Just had a look on the land registry, and there was one single sale for £1m recorded in 2008 on the road.

    But looking at 2007 and years previous (which at least on an aggregate national scale is more representative of today's prices), more 'normal' selling prices were in the £600-700k range on that road. No way of telling if they were the exact same properties, but unlikely to be many smaller ones around.

    Seems to be a simple case of a dumb EA just looking at the database for the most recent sale point and adding x% to get to 1.25m, then realising that was ridiculous and going to the last sale point, and I suspect they will now find out that the market actually moved in 2009 and further discounts are due.

    Remind me what expertise EAs are paid for again?! What surprises me even more is that two agents are playing this game.
  • personally if money was no object and i just needed a place to
    live then why not but if i wanted to make money and invest it
    i wouldn't buy here. It depends if you have a mortgage or not
    but personally if i had a million i would buy 8 properties around the world
    and use 200k to live on, richmond,fulham, north kensington w1 are
    all nice areas but the traffic is still chaos and the air quality not too good.
    personally i wouldn't stretch myself to buy any house in this environment
    if i had 1 million id put it in the bank and live off the interest. :)

    having lived in many parts of london mself.....the smarter the area
    the more people are reclusive and arrogant with the need to spent more
    (on themselves) but in many respects they are incredibly tight fisted too and unhelpful.

    i knew of one family they were so wealthy and worked so so hard
    they didn't know what a good restaurant was or how to relax.

    That stupid pricing is going on in my sq - one HUGE lovely redone place - 4 stories former house of Winston Churchill goes for 4.5 million and every other house for sale is now on at the same even though none of them are double fronted nor as large...its sooo annoying - even the flats are on a £1 mill now :eek:

    then some of these obnoxious idiots..the worst kind is where money
    has no meaning.... iwould be happy to share a bedouin tent but not
    share one of these houses with these people..

    only buy a house for a million if you have another million to spend
    on 'stuff' otherwise clearly not;

    Richmond properties are selling far more quickly than Sandbanks and it's more beautiful. Sandbanks is just a beach, and is a long long way from central London.

    I'd still rather live in Sandbanks than Richmond (I doubt that Richmond is more beautiful than the area around Sandbanks), especially as it's a long way from central London.

    The only difference with this, is that when you open your curtains you dont look inside someone else's house, and you get to see fields etc. Which does not involve travelling to a childrens park.

    Its funny how people get so wound up about house prices and the north south quality of life and what you can buy for your money.

    I live in London and love the diversity, the museums, the art galleries and the fact I don't have to rely on the railways as I can cycle or tube it anywhere.

    Maybe one day I will use my money and buy something further out and find something new to do.

    Sydney road isn't a great road, to be honest. Aircraft and rail noise will be a problem. I would move up the hill somewhere to avoid that.
