  • i shouldnt have to do it, if its danger of death, liek the guy said when he was touching it.
what if i get electocuted? there is not guidlines, its the plumbers job.

i called him, he told me how to do it.

but the scale around the control, all it said was + - so he said it would be trial and error over few days.
i had water on for several hours, all day yesterday, and my shower was luke warm. what a nightmare.

turned it up, ill test it today.

landlord is paying it for it.

Oops naughty! That could potentially lay you open to criminal proceedings but more likely lead to a civil action in the County Court where you would have to prove beyond a shadow of a doubt that he was not due any payment at all. If there were even 10% of the work properly done you would lose. Stopping the payment is not the answer. ...

    Cheers

So it's not at all naughty that a cowboy comes around, charges a arm and a leg for a job they were incompetent or too lazy to complete properly, but scarpers with the dosh before the customer can discover the job wasn't done properly in the first place?

    Let them go to court.

I'd love to be there for the hearing.

"Well m'lud, it's like this innit? I never got paid for the job I didn't do properly. I want everything I'm owed innit."

    Next!!!

Ah, didn't realise it was a rental property.

Call the landlord (or his agent) and tell them the fault wasn't rectified despite a workman calling. Tell them you want the matter now dealt with as a matter of urgency or you will consider employing your own tradesman to correvct the fault fully and deduct the cost incurred from next month's rent.

Katrina you have misunderstood. Altering the cylinder thermostat setting is no more dangerous than switching on your bedroom light.

You said you have one of these:

    HTS3.jpg

and that is where you would normally adjust the temperature of your hot water.

So what is this thing under the sink? I too am intrigued. Can you take a picture and post it here?

Good - let us know what happens.
landlord is paying it for it.
Then the landlord is the one you should be talking to.

Silly boy. How do you know he's charged an arm and a leg when its the landlord thats paying? How do you know that he didn't do the job properly? We only have one side of the story and its as clear as the day is long that there is a communications disconnect between the OP and the tradesman. Your advice to stop the whole payment for the whole job is incredibly naive and totally wrong. If you are not satisfied with any work you don't pay until you are or until you have reached an accommodation which may include part payment - seemples.
    Let them go to court.

They would invariably win. It is called an "action on a cheque". There is pretty much no defence as the defendant has to prove the supplier is at fault and is not entitled to any of the amount shown on the cheque. If the court finds that the supplier is due just one single penny the defendant loses. End of - and thats just the civil alternative.

    Yes indeed.

  • i dont speak to landlord, i deal with agent.

right, there is this big black cap under the sink tied down with a metal nut,
you have to unscrew the nut, open the cap, and there is a white thing with a black control attached to it.
it does not look like the pic posted. And does not look to be consumer friendly, its a type of thing
that only plumbers deal with. hence why it is guarded with a screwed cap nut thing.

it didnt sound harmless when plumber was tampering with it. He told me to turn the mains off, turn off the hot
water control, only THEN could i unscrew and touch that thing. This is a hazard.

ill test it tmrw, im tired of dealing with it after ONE week+. I think ive put it to full now, well it didnt seem
to go any further, unless i have to twist harder, but then danger of it breaking...as its all a bit loose and wonky
    that thing is.

    how does it work?
    its all electric.
So does my elec bill go higher and higher whenever the hot water switch is ON?
or is it to do with how high the thermostat is set to?

the guy says there is no marking on the switch, so you just have to turn it full, and then back off a little bit.
so we will never know if it is 60deg or not, as i want it to be.

    thanks.

Surely it can't be even legal to have some kind of electrical apparatus under the sink? I mean what goes in the sink? WATER! Water and electric don't mix very well.

What is this big black thing attached to? Are you sure it's not the trap attached to the sink plughole as it's under the sink?

    E.g.

Undersink water heater, plumbed into tap

Undersink water boiler, with filter, plumbed into drinking water dispenser

    Waste disposal grinder

    Plinth heater, with fan

    Plinth LED light

Electronic scale reducer, wire coil round mains water supply, whose first port of call into the house is the kitchen sink.
