    I see this all the time, not just on the new builds.
    On the theory everything is c0ck up or conspiracy:
    Most of it is solicitors' clerks who cannot be bothered to fill in the Land Registry return on-time or correctly.
    I see a few where I wonder if someone is fiddling the stamp duty or dispossessing the other "partners" in a jointly owned, multi mortgaged, legally charged property. .
    (In France they talk about "the attorney's bladder", he pops out to go to the smallest room at a convenient pre-arranged time, leaving the buyer and seller alone together in the room.)

    I like Zoopla but I think the same mistakes are propagated onto all of them.

    The land registry in exchange for your 4 - 8 -12 -16 quid tells you more interesting information, like the couple selling are not married, they have got a second mortgage with banks X & Y and they originally bought the house 10 years ago before they "mewed" it.

    It helps you judge the real reason for trying to sell - I once went chasing after a house that the seller could not sell for another 6 months. Though it looked like one house and garden it was actually two titles owned by two different people. Funny they forgot to mention these little niceties.

    Bring back the HIP ?.

    The Land Registry on line fee has gone down to £3 - £6 - etc depending how many titles and plans you need to extract.

    How do Zoopla work out their prices, the value of my house went up a couple of days ago by £1000 and today it went up another £2000.

    According to an old Yahoo answers question Zoopla update their prices once a month yet clearly this isn't the case, are they now calculated on a daily basis?

    The Government has been force by an EU directive to publish noise maps.
    Like flooding, noise effects millions of people. It can be bad for their health.

    So check to see if it is on the map before viewing property.
    The site is a bit "nerdy" and it helps to know what a 16 hour L10 means. It comes with a warning that it cannot be used to evaluate an individual property. However it gives a good idea of the neighbourhood.

    As a rule of thumb, beware of anything in the red & above zone. You could find that having a BBQ turns into a disco experience, where you find yourself shouting at each other.

    You can check the railway lines
    You can check by day and night.
    Sources of industrial noise are also identified.
    Finally maps of the surroundings of airports are available (planes are relatively quiet on the ground, it is the ends of the run way where they take off and land that can cop it, for miles out from the airport.)

    You can look on Zoopla and rightmove. Is this site any different?
  • Not sure what you are getting at.
    As buying a house is the largest transaction in most people's lives, the buyer needs all the information they can get.
    There can be a lot of heartache if you make the wrong decision.
