    As someone mentioned above can you opt not to have your purchase/ sale price listed? What happened to the data protection act?

  • Be careful in reading the price of new developments. Some developers have cottoned onto the fact that people check the sold price on the internet and offer 'cashback' so that the prices of property are artificially hiked on the houseprices guides.

    These websites get their figures from Land Registry. The purchase price registered with Land Registry should be the lesser amount showing the actual price paid. However, in the past there have been many incorrect submissions and so it would definitely be wise to use the figures as a very rough guide when looking at prices of newer properties.

    I'd like to believe the figures, however, I checked various properties we have been interested in and one in particular that we went after (didn't get) is showing as about £50,000 LESS... could this mean there was a cash deal done to, perhaps, avoid stamp duty or CGT?

    As the Land Registry is now part of the tax raising system, I think we need to know their procedures for ensuring that properties are promptly registered and for the correct amount. Anything else is simply tax fraud.

    Anyone have a link to a court case for fiddling Land Duty Stamp and Capital Gains taxes on real estate?

    Useful extra site. The feature allowing the user to search the surrounding 500meters, regardless of actual address, mimics the search that is possible on the Land Registry.

    (The latter is useful for answering the question Do we know who owns the field at the end of the garden? and then perhaps, Are there any restriction on what they can do with it;).)

    I use UPMYSTREET, as they have an email alert system letting you know whenever new properties within you selected areas appear on the register but I have seen loads at far less than their possible selling prices. I'm still dubious, though, and still slightly annoyed (or possibly FURIOUS) at how a certain property could possibly have been sold for the figure that's stated. We offered £180k, which wasn't accepted. Now showing on register with selling price £131k. Is there any plausible explanation for this at all?

    The Government has been force by an EU directive to publish noise maps.
    Like flooding, noise effects millions of people. It can be bad for their health.

    So check to see if it is on the map before viewing property.
    The site is a bit "nerdy" and it helps to know what a 16 hour L10 means. It comes with a warning that it cannot be used to evaluate an individual property. However it gives a good idea of the neighbourhood.

    As a rule of thumb, beware of anything in the red & above zone. You could find that having a BBQ turns into a disco experience, where you find yourself shouting at each other.

    You can check the railway lines
    You can check by day and night.
    Sources of industrial noise are also identified.
    Finally maps of the surroundings of airports are available (planes are relatively quiet on the ground, it is the ends of the run way where they take off and land that can cop it, for miles out from the airport.)
