Any ideas on how to sell the house fast?

We have somewhere we love and just waiting for this house to sell as it has some equity in to go towards new house.

We put it on the market 4 weeks ago with House network and it has been a waste of time for us, the price we originally put it up for was average for the area but we lowered it by 3k to increase interest and still had no viewings!

Just registered with local agent on Friday, is there anything I can do otherwise to increase interest? We are being optimistic hoping to move before Christmas.

    I'd say dropping the price is the best way to get more interest.

  • The price is what gets people through the door in the first place, so just make sure it's priced competitively.

    Also, make sure your estate agents are doing their job properly. Cold call them and pretend you're a buyer looking for your sort of house and see if they big yours up. Stay in constant contact with them to ask what they've been doing to promote your house etc.

    You are being too optimistic. Or rather unrealistic to move before xmas. Also a 3k drop really isn't going to make that much difference. As for House Network or RightMove, People also search online in increments of at least 10k or more . You'll need a more drastic cut to get punters in specially this time of year, let alone complete a sale.
    Also you only know that will have more to go to the next house when you get an offer. So far you haven't had one so you don't know what someone is willing to pay for yours whatever the estimates.

    Unless you're downsizing, the rest is pure speculation.

    I think moving before Xmas is really optimistic if you dont have a buyer! Unless you attract a cash buyer, it would be pushing it to exchange and compete within 8 weeks imo.

    I'd agree with the comment that £3k really isn't going to do much.

    I was selling a flat a number of years ago for £250-ish, and got no offers over the first 4 weeks. Cut the price to £230, and it finally went for £245 thanks to a bidding war between 3 purchasers.

    Can you afford to take it off now, and try again in Jan? The market is usually very quiet in the run up to Christmas (good for buyers, bad for vendors)

    Do you have a Rightmove link, we can give you our "random stranger looking" thoughts to give you an idea what your potential buyers might be thinking when they see it and compare it with others.

    Well since a house near to you, (No 12) went for 81K in june , i think you are still overpriced for the quick sale you want this side of xmas..

    Yes but this house was not modernised, mine was a much better condition and it is one of the best in the street.
