Any ideas on how to sell the house fast?

    And that was in 2006! The last one to sell in this area was 2007 for 95,000, obviously not going to get that in this climate but the estate agents agreed £85,000 was a fair price.

    We all say that. It doesn't make that much difference in the same street, So far buyers have disagreed with your estimate - you haven't even had a viewer let alone an offer. What does that tell you?
    It's you who want to move as quickly as possible. Either you cut for a quicker sale or you wait and hang on for next year.

    Value-wise, how would you say your house compares with this, at "offers over £75K" ?

    Comparatively for asking prices in your area though, looking at a 1/4 mile radius from your postcode on Rightmove, your asking price isn't bubble-head.

    At the same time your asking price isn't saying this is a screaming bargain.. to create a rush of interest to buy quick.

    Nope, your figures are out of date, the last one to be sold in your street on the latest land registry records was, as I said , no 12 for 81K in June of this year.

    No the estate agent said that to me. I have already cut the price, I have to be careful I don't loose too much on it at the same time. I want to move before christmas but if we don't, we don't unfortunately...

    Are you trading up to a more expensive property?

    If so, if you cut say another £5K or even £10K off your asking price to £75K to attempt a quick sale, couldn't you perhaps persuade the vendor of the house you want to buy to cut £10K off theirs. Selling quick you'd be in quite a strong position to proceed on the house you want to buy.

    Good idea, I think offers over 80k would be better, as 75k your going to get stupid offers.

    I agree the price is not unreasonable, and perhaps doesn't create a rush of interest from the price alone. Comparing how much more my property has compared to a lot of the others, I don't think it's unreasonable.

    Or maybe Mypropertyspy is wrong and not updated their database whereas nethouseprices take their data from the official land registry figures?

    Yes a more expensive property, which was going for 130k

    I had the offer accepted at 5k lower than the asking price, I did offer them 8k lower and they refused so not sure if they would accept lower. I would certainly agree to lower if they would agree to lower.
