Any ideas on how to sell the house fast?

    You ask them. You seem to have to register and log in to get the actual details. I suspect myproperty spy (which I have never heard of) haven't updated the database from the land registry , whereas nethousprices have. Its the latest price that is most relevant unless it is some kind of imaginary phantom sale , which I very much doubt.

    Why are there twenty one photos of a starter home, five of the front room, four of the kitchen, four of the main bedroom and three of the bathroom?? :confused: Viewers don't need to bother seeing the house as we know you have outgrown it. It looks like a well maintained home but badly presented; it looks almost rented not like a homeowner lives there (sorry, might be just the terrible photos).

    Weedkiller your front yard and put an evergreen pot plant out for a bit of colour, consider painting the back render something other than grey and add more plants or take BOTH the photos down off Rightmove! Tidy up the far end of the kitchen, all the toiletries, the junk pile in picture 16. I don't normally like flowers and bowls of fruit but the house needs less clutter on surfaces and more colour.

    Like I said those figures were there at the beginning of year on Mypropertyspy, so I can not see how Nethouseprices can be accurate. Mypropertyspy gets their information from the land registry and just because you have never heard of them does not mean they are not accurate, they have always been accurate for me :D

    House network thought it was a good idea to have more photos, not sure if that was a good idea. What do you mean badly presented?

    Yes got some weedkiller for that, Got a pot plant by the door but other wise wasn't going to put any plants out considering the time of year. Far end of the kitchen can't do a lot about as that's the cat bed and their litter tray, it doesn't look as bad when you are in the kitchen.

    Can't have flowers as the cat's eat them :o The main thing I want to do is weedkiller the front yard and tidy up the spare room, The back drive was not my doing, I would have left it stone - Don't think I want to paint it another colour as it will make it look worse :(

    Never heard of Houseprices but like I said before mypropertyspy had that information on at the beginning of the year, I can't believe it's accuracy until I have looked further into it.

  • Could you ask your estate agent to organise an 'Open Day'. There were a spate of them round here and I have seen them on T.V. I think the idea is that you provide drinks and nibbles and people come and look around informally. the agent would need to invite people looking for your type of property. It can also be followed by a closed bid proceedure if you want to ramp it up a bit.

    As for comments given above about how it looks, it does look like a rental property. In particular the kitchen flooring, yellow walls, general feel of the living room/fireplace - and on a personal issue, I hate those small top opening windows as I see them as a a risk as they can't be used as a fire escape so I'd look at that and think "oh ... new windows all round for me"

    Although at £85k we're probably being a bit picky as that is cheap as chips.

    Looking at the whole town, there are 164 2 bed houses on RM. Prices from £45k to £335k. Yours is the 80th, so about in the middle price wise, but there's another at the same price that on the surface seems identical to yours, but has been "dressed to impress" and that clinical/functional look has been knocked out of it a bit, they've also got a tiny kitchen extension extra and their room measurements are a bit bigger.
