As for comments given above about how it looks, it does look like a rental property. In particular the kitchen flooring, yellow walls, general feel of the living room/fireplace - and on a personal issue, I hate those small top opening windows as I see them as a a risk as they can't be used as a fire escape so I'd look at that and think "oh ... new windows all round for me"
Although at £85k we're probably being a bit picky as that is cheap as chips.
Looking at the whole town, there are 164 2 bed houses on RM. Prices from £45k to £335k. Yours is the 80th, so about in the middle price wise, but there's another at the same price that on the surface seems identical to yours, but has been "dressed to impress" and that clinical/functional look has been knocked out of it a bit, they've also got a tiny kitchen extension extra and their room measurements are a bit bigger.

Yes myproperty showed number 12 sold on 23/06/2006 and this was at the beginning of the year so doubtful of the other ones accuracy.
Yeah windows were here before I moved in, but they work for me as they are big windows with top openings meaning its harder for cats to get out. Certainly wouldn't consider changing them considering we are moving.

House network thought it was a good idea to have more photos, not sure if that was a good idea. What do you mean badly presented?
Yes got some weedkiller for that, Got a pot plant by the door but other wise wasn't going to put any plants out considering the time of year. Far end of the kitchen can't do a lot about as that's the cat bed and their litter tray, it doesn't look as bad when you are in the kitchen.

It's not your house that is rubbish, it's your agent. They have paid for premium listing and not advised you how to present for viewings, nor bothered to take nice photos. I feel like I have seen the entire house, including it's bad points instead of just the highlights. Photos are supposed to entice you in!
I have a cat, but I wouldn't try to sell my flat with a photo of their toilet and carry basket!This needs clearing just for the photos, then put the litter tray back as it's a necessary evil. Carrier, stool, washing up liquid etc. need to disappear - think show home. No offense but the other house looks a lot better presented, no clutter on work surfaces (anything practical is clutter) and more colour.
The weedkiller and evergreen plants needed to be done before the photos, or new photos need to be taken. If you won't paint the back then take the photos down off Rightmove - NOBODY is going to view because they loved your wheelie bin! There are way too many toiletries in the bathroom and bedroom, put them away for photos and viewings. You could do with maybe following some of the tricks of these photos - although maybe not their tollerance for patterns. I've never known a picture of dressing gowns sell a house.0 -

Don't we all. It's worth what someone wil pay for it. I really doubt you will be able to sell this side of xmas whatever and I am not an Estate Agent they should be advising you on a "realistic price for a very quick sale" rather than one to have it sit there till well into next year and beyond but I would probably be looking at inviting offers up to 80K and see if that gets some viewings at least . lets face it you haven't had any so far and your new EA isn't helping with their photographic incompetence.0 -
Do you have Property Bee? That gives you a clue as to what everybody else is up to.
Property Bee is a Firefox plugin, when you load Right Move or PrimeLocation (and a raft of other house websites) and you type in your search, you get to see the current price ... and every other price it's ever been at with that agent. You can see when a house has been reduced and by how much, how long they've been on the market for.
http://www.property-bee.com/ is where you get it. This is what you do:
Load up Firefox, go to the property-bee website and download/install the add-in.
There's a toolbar, just check the Options say you're "working in a bee"
Then all you need do is always browse Rightmove and PrimeLocation in Firefox.
