They shouldn't.
Two ways this can go. If its a small agent you'll get pretty similar levels of service as they want your business and will work to keep it.
If its a huge behemoth agency you'll probably find the negs will be more selective in what they show as they'll earn more money from Vendors paying higher fees.
It probably doesn't happen as EAs want to sell everything they have on their books.
This is the reason some EAs don't negotiate on their fees at all. It leaves nothing to doubt. You'll get the same service, marketing etc as the next vendor. Their costs don't change remember.
Be wary of the agent that drops their fees too much or to easily.0 -
Hi Leanneslow
thanks so much for your offer of help to the forum, it's great to get advice from people in the know.
My query is that if we have negotiated the EA fees for the sale of our property (as recommended elsewhere on the MSE forum) will the EA put less effort into selling our property as they get less from the sale than other properties on their books where the vendor will be paying a higher % fee?
Thanks
I really would not get too carried away with the OP as they have very little experience on which to make the offer in their OP. So beware of them.
Your best hope is that two of the good EAs on here reply MIss Motivation or Princess Amy who both give really good advice. If they are reading this thread still?0 -
OP has not posted for a couple of months. Of the last two posts, one was asking to be deleted, and the other was simply "lloyds are RUBBISH!!!!!". Which may or may not be true, but like so much advice on this discussion, was vague and not much use.Been away for a while.0

Look at one of the OPs posts from last August and then tell me if you would want to take her advice. I wouldn't.0 -
Well, I'm still here and so is miss motivation, I have to say though, if people have a question they are better off starting their own thread as I think this one should be allowed to die off.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

Must admit I was surprised to see that this thread had been ressurected (sp)
But yes, I'm still happy to answer any questions (just wouldn't be silly enough to start a thread like this) :rotfl:My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

Hi Leanne
I'm looking to rent my first property, and Savills are asking for what amounts to 3 months rent up front...is this normal?
Also they are agreeing to refurb the kitchen (its got flood damage), however want a commitment from us before...shouldn't a verbal agreement be sufficient as I may not be happy with the resluting refurb.
Thanks

Why not start a new discussion all of your own instead of resurrecting this dead thread?
I'm sure you would get a much better response.Been away for a while.0 -
Hi Leanneslow,
I am going to view a property next week and feel it is what I want. If after the viewing I want to put in an offer, what would you suggest I go in at first? It is on the market for £134,950. I am a first time buyer, so what would you suggest is a good starting offer?
Help/ thoughts/opinions would be greatly appreciated.
Thank you :@)0
