    How do we know all the flats in Cavendish Avenue are the same. Surely they will be a mix of studios, 1 beds, 2 beds, 3 beds, etc?:confused:

    exactly but because she said so in three different posts and that's about 200 flats apparently... isn't that good enough for you!! ;)

    Yes, the decor may vary - but I wouldn't pay 80K for a can of magnolia. Maybe some mug would. But one doesn't need to.

    As I used to live in West London, I had a look at a road I used to live in. When we left in spring 2003, you could buy a flat here (it's a good comparison, as basically all the flats are identical 2 bed maisonettes, and it's a long road, so there's lots to compare), for £200-250K ish.
    Flats in this Avenue in 2003 cost between £177k and £220k. Amazing! We are led to believe they are all identical!
    You can now buy a flat for...the same price. Most recent sold prices are 230K, 250K and 195K - all sold in Aug 2009. Compare that to spring 2003, when 3 sold for 220K (Jan), 280K (Feb), and 195K (Feb)..

    Can't see anything that sold for £280k in 2003?
    There's one under offer currently on Righmove for 250K.

    So if someone bought it in 2003 at the lowest price £177k they made £73K or a the higher price of £220k they made £30k.
