    You weren't complaining about his personal attacks (hint, press the abuse button). You were complaining about him posting at all.

    I post here when I feel like it, usually between other things I'm doing. At the moment I'm trying to avoid completing my tax return. I've just got back from holiday too.

    I don't think Hamish has a problem specifically, he posts cogent material which is well argued from a position which is no less extreme than those of Macaque or Dopester, just from the other side of the debate. Where the bears hide their own naked self interest behind a veneer of social responsibility ("what about the children!"), Hamish is quite clear about what drives him, but he does support what he says generally with well reasoned fact based arguments. In response, Hamish gets a barrage of personal abuse (which doesn't seem to phase him) for daring to suggest that it's better to make a profit from house prices going up than to make a profit from house prices going down.

    This is a debating forum. You can come here with a position and debate it, and people who like to debate will tend to come here and do that. That's why I'm here, you'll have to decide for yourself what you want from the board, and if it's cosy chat and lots of mutual agreement this may not be the best place.

    Well I am a rare bird, a bear with my own place. Paid for bar £5,000, I keep that on an interest only mortgage for technical reasons. So why am I bearish? In the main because I see no reason why property should/ would have risen so much over a decade. Wrongly I did expect to see a crash and I was one who predicted the same about 2002. From that period on the powers that be saw fit that fuel was to be added to the fire ending up in the far wider economic mess we now find ourselves in.

    It`s to me, unbelievable that people carry on cheering increasing house prices, understandable if you are in negative equity. Labour warmed me very much to them when the Scottish person said he would not let the housing market get out of control again.

    So here we are. People worrying about negative equity and job loses. pensions down. Older folk having to give up saving interests, oh heck, I could go on. my point is , how much has this been about crazy lending and how to keep the party going. Madness!

    It seems to happen whenever carol is questioned and realises she cannot back it up.

    You would think he would keep his head down for a good while icon7.gif although maybe he has (not seen him much since the Spring) and now thinks ahhh winter approaching.

    Absolutely.

    Recessions and mass unemployment cause downwards pressure on house prices. House price crashes do not happen in isolation, as the housing bears here are well aware. They have been sitting around rubbing their hands in glee every time someone posts another bad news story featuring bankruptcies, falling wages, unemployment, business failures, etc since this whole thing began. Drooling over such tales of human misery is nothing short of despicable.

    Economic prosperity and higher employment, on the other hand, cause upwards pressure on house prices. Which is why the housing bulls on here post good news stories, and rightly point out all the signs of recovery and a return to better times ahead. That good news is, well, a good thing to celebrate should be blatantly obvious to all.....

    Bulls know full well that rises in house prices cannot be sustained without economic recovery, rising employment, general prosperity, therefore that is what we cheer on.

    Bears know full well that if we see economic recovery, rising employment, and general prosperity, house prices will rise substantially. So they cheer on misery instead. Utterly contemptible behaviour.

    If you are genuinely too stupid to see that continuous attacks on my professional ability are personal and not related to the subject at hand you are far stupider than I gave you credit for - possibly I misjudged you, too.

    Likewise, if you cannot make the connection between the economic crisis we have suffered and continue to suffer as a result of the boom and related bust in house prices, and the misery this has bought for millions, you are so utterly dim I cannot imagine why I or any sane person would listen to a word you have to say on this or any other subject.
