Vendor is taking the kichen sink!!

    Sorry but I think that taking the kitchen sink is beyond a joke. You must insist that they replace it and any units should match the existing ones. This should all be done to your satisfaction before exchange of contracts, get your solicitor to earn his fees.

    when we sold our first house we had just put in a brand new fitted kitchen (literally a couple of months) and it was very nice - the people who bought it said they intended to skip it as it wasnt to their taste. we were moving into a semi derelict property so we asked them if we could unfit the kitchen which they agreed to. we didnt reduce the price as they had already made it quite clear that to them it was worthless and would cost them money to remove

    so we took everything out and fitted it into our new house

    i dont agree with what your buyers are trying to do though, ours was agreed from the beginning

  • When we bought our current house, we found that not only had the (very miserly!) vendor taken the light fittings and cheapo plastic curtain rails, he had also taken the slate house number that was screwed to the wall by the front door!
    He didn't even move to the same number house!
  • It is perfectly legal. The light switches belong to the vendor, and if they want to take them, that is the end of it. The only thing they have to do is to make clear what they are doing before contract exchange - otherwise these items would [rightly] be presumed to be staying. If they did not make it clear, but still took them, it would be a breach of contract [rather than illegal].

    edit: It is not illegal to breach a contract either, although you would find that a court would by default uphold the contract.

    The point being made possibly was that if they do take the light fittings and even switches these do have to be left in a safe manner i.e replaced or properly finished off - you cannot leave live wires hanging out of the walls
