Vendor is taking the kichen sink!!

Hello,
I am in the process of buying a house and the vendor has advised that they are taking the kitchen sink and surrounding couple of built in units(sentimental value) with them.
Therefore we will be left with an empty kitchen.
Are they allowed to do this or do they have to replace it with something.
Ordering a kitchen will take weeks if not longer and we can't even order it until exchange takes place.
Any advice would be appreciated.

They are allowed to take/leave whatever they like, so long as it is in the very long list of fixtures/etc that they provide to their solicitor. By the sounds of it you have just received this list.
The main issue is that your mortgage lender is unlikely to mortgage a property that has no kitchen/kitchen sink, so you need to point this out to them and get them to replace it with something.0 -
I doubt a mortgage company will complain too much if its just the sink and surrounds, but Pastures is correct, they can take or leave whatever they like.
Personally, I would say to them, fine, take it, but you have to replace it with another one before we will complete. If they don't like it, tell them tough, find another buyer.0 -

I have just received the list. Regarding the mortgage company not lending - they don't know about the kitchen being removed. Why would they not lend on the property without a kitchen? Will my solicitor tell the mortgage company?
