Lambert Pugh solicitors - anyone dealt with them?

    I got a quote from them, and seriously considered using them.
    Having experienced the "call centre" nature of other conveyancers, where you can never speak to the same person twice, let alone your conveyancer, I decided to engage a small local family firm instead.

    If it is important to you to be able to reach the same person each time, don't use call centre conveyancers.

    If you want a cheap conveyancer, this one is pretty cheap, but not the cheapest.
    You get what you pay for.

    I wouldn't recommend Lambert Pugh, Norwich, they are cheap for a reason – the service was slow and shocking (nearly costing the house sale to fall through). Christine Potter never answered calls or emails – those that she did answer were full of grammer and typo errors – cheap staff who are totally incompetent.

    Of course, this could just be an unfortunate occurrence, aye, right...
  • As the title says they are hopeless. What should have taken weeks took months. They are never available when you contact them by phone, don't answer letters or emails, I just had to keep chasing and chasing them. I still have two outstanding questions on the house I bought they didn't bother asking, even though I wrote, emailed and phoned with the questions.They have driven me insane, I'm still waiting for the post completion stuff and still trying to get them moving even today. The only thing going for them is they are cheap but I would rather have paid double or treble and used someone else.

    They are still the same , my seller is using them , my solicitors correspondence go unanswered ( Emails , Letter and Voice Mails never replied too )

    These guys are by far the cheapest out there, there is a reason for this.....

    I am loosing sleep over the stress this is causing.

  • Having the worst experience with these guys , I am not legally allowed to name names how ever reading other reviews people have had the same experience as I am going through.

    The seller I who I am buying from is using the services of Lambert Pugh LLP.

    My conveyancing team / solicitors are having no luck what so ever in having the designated person at the firm to respond, it takes over 4 weeks to get information at a time form this person.

    It has got to a point I have had to send blind emails out to all emails address that can be found on line to get someone to respond.

    The amount of stress and money this is now costing me is making me loose sleep and is affecting my relationship.

    A process that should of taken no more than 3 months is coming up to 7 months now due to what appears to be a lack of professionalism, time wasting and ignorance.

    You may be lucky and be assigned to someone who is genuinely good at their job and wants to help out both parties or you maybe be assigned the person our sellers were assigned, which all I can say is good luck and be prepared for a lot of stress , sleepless nights and a dragged out process …

  • They are liars, do not return calls, have just 'closed' their litigation department apparently, refused to deal with an issue that SHOULD have been picked up when they did the original conveyancing but they missed, couldn't even be bothered to offer any advice other than go to another firm because their litigation was closing down soon. I would not touch them with a barge pole!! They promise they will help, then they don't even look at the paperwork, absolutely totally unprofessional. Wished I had never had anything to do with them!:mad::mad::mad:

    living locally, I've visited their office several times, its quite a small company, probably not more then a dozen staff on site, in fact john lambert (who handles the commercial stuff) works from home as its such a small building.

    totally opposite of what I had,


    dealt with liam Wallace, had his direct dial, and if I left a message, i'd get a reply within an hour, also told me in advance what days he would be unavailable (training / leave etc)

    Just noticed that all the negative posts about Lambert Pugh are posters who have very few posts and most have a number at the end of their forum name. Are they the same person? Are they expensive solicitors conveyancers trying to coin the markey and push the value conveyanacers out of the market.
    I read the small print on their quote and Lambert Pugh state that if the sale does not go through, for whatever reason there is no fee to pay just sack them and instruct another firm what have you to lose.

    I would probably do it myself but the other parties ******** ******* would probably not deal with me or make things difficult.

    You can travel from London and can get to Norwich for about £12 on a rail card, so any problems you could go there and give them a kick up the a***.

    I was quoted £800 to £1200 for carrying out assent and transfer of half the title to my wife, of my dead parents house. The whole process cost me £80 . There was a problem because of a class A restriction on the property but all that was involved was filling a couple of extra forms. The whole process was not rocket science and a monkey could do it. £1200 for filling in 5 forms, what a rip off.

    Also on one solicitors quote in the very small print they state that any extra work would be at the rate of £195 an hour. Another stated that if you sent a letter with under paid postage and they had to collect it a charge of 20 ( £66) minutes would be made for each letter collected at the post office. 1. the office junior wold collect it or an inturn. who is not paid at all. 2 as they are in a working office the postman would collect the money when he deliverd the underpaid item.3 Solicitors dont carry out the work conveyancers do. So why the large fees?

    When you sell or buy a house the low life sure creep out of the wodwork and all want a share. Estate agents, solicitors, conveyancers etc. Thats my moan of the day. I sure expect some angry replies to this post. Ha,Ha Ha.
  • BEWARE.. all was good.. i was trying to complete before 1st April and they were very aware of this BUT as a result thought they could add on things at the end as they knew I was under pressure.

    I was told I might need an indemnity that would be about 60 quid.. this then charged to up to 200 quid but not likely to be that much. I agreed to this as I needed to complete asap.

    After completion I was sent an indemnity and asked for £328!!!
    Luckily I know someone in the same job and she looked for a similar indemnity and found one for £22 that was sufficient for my needs.

    I asked them to explain the price and provide another quote, they said it is " Not their job to trawl the internet looking for quotes" despite having charged me for this service!!

    A week later I had confirmation that the cheaper quote would be sufficient after skirting around my questions. I have also requested the fee they charged for arranging an indemnity for me.

    wonder if they get commission.... ......

    Agreed, these people are useless! Have been using them since we sold in January and have finally completed today. Almost impossible to get hold of anyone to speak to, we were a sale only to a first time buyer. Should have been much quicker. Also, although we have completed today and had to hand keys to our buyer, we are still waiting for our money. It is now past 6pm on a bank holiday weekend. Not happy at all, would not recommend and NO I am not another conveyancing company!:mad::mad::mad::mad::mad::mad:
