Why are you panicking about a buyer pulling out after exchange of contracts. It so so rarely happens, generally only when your buyer dies before completion!

    Stop your worrying!
If a buyer pulls out after exchange of contracts they are in breach and you would get to keep their deposit and be able to claim any extra costs above that depending on the terms of the contract it only nearly happened to me once in thousands of transactions and I persuaded the buyers who I was acting for not to do it advising them it woud be cheaper for them to resell the property if they had really changed their minds - so please do not worry about this

You are a real worrier, thought I was bad. As DT says they would be in breach so stop worriying and Im sure everything will turn out good for you. This will all be a distant memory soon and you'll wonder why you doubted yourself, got to admit though Im not a good one talking I always look for the niggling little things, we probably shouldnt. Great your managing to keep everything looking lovely, its good for your peace of mind to. :T

You lovely people! :kisses3::kisses3::kisses3: I did stop, finally - I didn't realise about the breach thing, actually, and I'm sure that if these people who currently *might* offer *do* offer, they won't do it - he's a builder, after all, the work won't cost him what one of us would pay. I'll stoppit! :)

Hi KC - not wanting to sound too ambivalent about the HH house, it does look really lovely inside, but I would recommend you/a friend with a car go back at different times of the day and have a walk around the area....xx

You're right, I know - and I will. After all, one of the things I'd want to do would be to walk to the main community centre of an evening - its professional concerts, amateur dramatics, voluntary groups exhibitions, the cinema, all in one - and if I can't do that, I might as well not move  mind you, I could get new tyres on my bike and cycle :rotfl: its much flatter than round here.

The doubt is actually about the *look* more than anything - the upper storeys of the houses in the adjoining main road that reaches the community centre are sort of grey, thats all - and really, I should get over myself, hey? :D

We once bought a house that looked really "odd". It was a very strange shape, and I originally didn't buy it because of the external look, instead putting an offer in on a more expensive but smaller house in the same road.

Then I was reminded that once I am inside the house, I am not looking at the outside - what was I going to be spending more time doing - being inside, or outside?

The "odd" house had a much nicer layout inside, a much nicer feel about it inside, and was far more spacious, as well as being a bit cheaper, so why was I worrying about what the roofline looked like from the road!!

Thankfully I saw the error of my ways, withdrew my offer on the other house, and bought the "odd" one where we were very happy.

Thats a really good point! The house thats my current fave, tho, to me the outside is as nice as the inside - its had a good solid porch built on that stops it being a box and also gives a really spacious square hallway immediately inside the house; the east-facing windows get the early morning sun, but aren't as huge as my current windows so easier to cope with - and my current beautiful curtains and added blackout blinds will fit :D

The dodginess is truly more about the main-ish road I'd walk along to go to the community centre. I should get over myself, hey :D

I really want this house - the other one, in the road next to the sports centre, feels lightweight and gloomy in comparison. "My" house is just changing estate agents right now, so I'm ringing them up this morning to put in a short 2nd viewing to establish their "claim" on my bid. And for me too, of course :D

I think I'm coming to realise, after doing a rough approximation of what my earnings last year were, that I *have* to have a second career, not just tweak the edges with mystery shopping and whatnot, thats not enough to bridge the shortfall. So while that might sound dreadful - its clear knowledge, and thats always a huge plus for me, to *know*. And its a nice house I'm looking at, the aspect and the house itself really do feel lighter....

EDIT - note to self: don't get gloomy myself!

Weird - I didn't post on my diary yesterday, tho I was on and off the site all day. Ah well. My bank holiday started early - I finished work at 4.15 yesterday! So I went for an extended version of my walk around the block, and started to declutter my electricals box - quite a few wires I don't need, of course :D and a million light bulbs which I will *eventually* need :D plus the odd yougov survey, very short for 50p, thank you.

Today - I'm on the spreadbetting, but my system move came as I was setting up - at 7am, lurvely move on the £/$ exchange rate, 33 points in half an hour (bets are per point - £33 at £1/point, £330 at £10/point). With all this talk of mine of finding a job, I've decided to make a public commitment to treat that as a job - I know perfectly well I need to be ready by 6.45, and I don't do it. I couldn't while I was so ill, of course, but right now I just have allergies .... so there we are, I'm starting a job next week :j

    DFW stuff today:
    - prepare the house for viewing
    - print off Virgin Media bills for the last tax year.
    - scratches.
    - switch central heating off - I've hardly had the boiler on, but really, the heating should be off by now, I use the gas fire and thats it.
    - go to HH for the 2nd viewing on *my* house :rotfl:
    - go to the bank - ordinary banking, sure, but today is the day I bank the cheque from my mum to clear the Northern Rock loan
    - take stuff to charity shop
    - food shopping at Sainsbury's.

    That'll do!
