    Thanks peeps! I really appreciate all of you, its so uplifting to be able to talk honestly with people who're in the same boat.

    No news on the 2nd viewing people yet, but didn't really expect it, both their viewing were arranged very quickly. And a house I'd previously counted out in HH has been reduced by £8000 - http://www.rightmove.co.uk/property-for-sale/property-25631200.html it was the area I was doubtful about, and the walk into town - but now that I know the other properties a bit better, this one is coming right up the charts again. All I'd have to do would be to knock through the wall between the 2nd and 3rd bedrooms to instal a toilet that clients could use, and instal a gas fire (they've already indicated they're willing to take the multi-fuel stove with them) . The house is in really tip top shape, no renovations needed at all, its perfect.

    Hi folks. It *does* have a shed :beer: And it has two patios, especially to catch the morning sun (and to avoid the later sun, for me with my skin :D) and the back garden is flat :j The 2nd viewing people have indicated that if they can get their buyer to up the price a bit, they'll make an offer of £270k for mine :j:j:j (we have the same estate agent). If their prospective buyer won't budget, I'll make noises about dropping my price by £5k or so.....
