Govt Mortgage to Rent Scheme/Will it save my house?

    No I haven't put a complaint in because I've been led to believe the bank would accept the offer as full and final. Its only today I find out they still want to do a valuation and still insist the form is signed! I had legal advice not to sign the form and wait for this letter so I need find out my solicitors response to this first. But I will look into the ombudsman route to be prepared, I have no experience of doing anything like that.

    I think we will encounter difficulty rehoming our dog. He is quite old and on expensive medication. I dont think family would take him, I havent really asked but just presumed no, as the offer hasn't been made. But yes as a last resort I could try animal charities, kennels would be £10 a day so thats out of the question.

    We stopped paying last month as we were led to believe completion was imminent, and have one months rent put by ready. So yes we will put by as much as possible should we get evicted. We haven't got a court order as very early on when I knew we were getting into difficulties I approached the bank about the mrs, so although we have built up considerable arrears, there is no court order against us yet. As for storage, both our families are not local and again I haven't liked to ask as I have been trying to be positive it wouldnt come to this. But I suppose its all material goods at the end of the day that could be left behind.

    The council? I have explored my options with them months back but its probably a good idea to set up another appt to refresh things. Going public, a last resort really, when this is all finished with I want/need to get back to work again, I don't really want the world and its wife knowing whats happened to us and possibly affecting any chances of new employment, but like you say, desperate times.

    I am not offended by your post at all. Thank you for the practical advice.

  • When we were in a B&B for 10 months the council paid for the storage costs of our furniture and we paid them back at an affordable amount, so it might be worth asking about this.

    Hugs to you Hun....I know its frustrating but hang on in there.

    This is just a thought but would your solicitor be happy to produce a letter/document that all parties agree to that clearly states that you accept that you agree to the sale but that your bankruptcy prevents your accepting any liability for the shortfall but you agree to the transfer of ownership etc?

    I guess they want something in writing also so there is no future comeback on either side. Additionally in the unlikely event of property prices suddenly soaring you could then make no claim on the appreciation value either....if that makes sense.

    I would discuss with your solicitor & see if he/she could liase with all parties to draw up an alternatively worded document.

    If this sounds daft then just ignore but I have worked in the mortgage business & usually there is some way round most issues.(although I`m not familiar with the government scheme I`m afraid)

    Btw....if rented does become a reality you will find somewhere that takes dogs...just offer an extra `bond` as guarantee....I have my 3 dogs with me in rented & never had a problem.

    Thank you for this Tigerfeet. I have been trawling my councils website today to gather as much info on homelessness as I could and it does look like they will provide some storage should we be made homeless, at a fee obviously, but hoping it would be less than private storage.

    It also mentions pets too, which obviously are not catered for in temporary accomodation, but they may help with contacts who might be able to advise alternatives. I suppose people who dont own a dog would wonder why its such a worry, but to us our dog is a family member and has been a constant comfort and I suppose you could say one of the reasons to keep going in what has been a very difficult 18 months. Hence the anxiety over his fate in all this :(

    Thats what im hoping will happen next. I am relying on my solicitor now. Again my latest problem is being passed to the senior partner, so I have to wait until tomorrow for further advice.

    I have been thinking that surely they could compose a letter for us both to sign that would acknowledge the shortfall sale, but not make us liable. But I kinda think now the bank doesn't give 2 hoots about us. I dont think repossessing us will be a problem to them in the slightest. We are too small and too insignificant. Ironically they featured my mortgage lender on Watchdog tonight, the worst customer service record with thousands of complaints. I sat there watching with a lump in my throat. They gave out an email address for dissatisfied customers, but I just thought, no, I dont have any fight left in me. The stress has been enormous, I thought I was handling it, but it has caused a physical problem for me now, too intimate to share here, but yet another sign its all taking its toll :(

    If I had some cash reserves I would be tempted to find a rented place and get us moved. Give up on all this and start a new life. But the reality is we don't have that, we have no means to borrow money and no-one to help us out financially, so we have no choice but to let the system do it's worst.

    My plan now is to await the solicitors advice tomorrow. Compose an email to the MP in the morning to forward depending on the legal advice I receive. And that's it. Again left at rock bottom.

  • Honey we are all behind you on this....my personal view would be to get a nights sleep & then get an email off to Watchdog.... people need to know what the implications are surrounding this scheme & shortfall. MRS should be to help the homeowner & not drive them further into debt!

    I`d also be tempted to let your solicitor & all other parties know that you have contacted the BBC......get rattling some cages. Why not copy in Mr Lewis at the same time....I know this is militant talk but if you are going down then its worth one last shot....kick some !!! girl.!! ( guessing the swear filter will block that but you know what I mean)

    I don't have any advice at the moment i'm afraid, but just to say i'm with you on this along with everyone else. Totally understand about the dog too - the situation my mum is in (in her case MR has been turned down - shared equity offered but then her first mortgage company turned that down) is a worry to me because of the dog, who lives with her. I love that dog so much, there is no way i could lose him...

    Angie, i'm rambling, i wish i had something useful to say right now but i've been caught up in trying to resolve the situation of my mother's. I will be following your story though and if you need a chat anytime you have my offer of pm'ing (or IM) along with the rest. :)
