Sold ours last week. Didn't even advertise. Some BMV style wide boy turned up, and started talking about cash buying and stuff and were we interested. He actually was wearing one of those Arthur Daly style camel coat things! And a flash car of course. I let my hubby do the talking, and he talked him up to 5k.... cash.
While hubby was talking, I knocked up some fake deeds on the PC and the deal was done. We collected our possessions, put them in the van and !!!!!!ed off - staying at my mums at the mo'.
Best bit is what our old landlord is going to say when he finds this new geezer thinks he's bought it.0 -
we are in north london - very few properties on the market round here and anything decent appears to be being snapped up very quickly.
we do have the hip, but no EA details as yet.
viewers came through the EA - the EA had buyers who were viewing other properties with them in the area, and the EA told them that ours was just about to come on and did they want to see it, they did and hey prestonow we just need somewhere to buy...

Can I be nosey and ask roughly speaking where in North London you are? We're in Wood Green/Bounds Green area and looking to sell quite soon. There's a few properties on the market in our street, Edwardian terrace houses converted into flats, and they're either overpriced (what they would have been at the peak) or they're not best flats in terms of layout, space etc.0 -

I really feel for you as the market for flats around here is pretty dead, since lots were built recently for the btl market and prices have dropped massively.
Is it priced competitively? If you can't even get people through the door then it's usually about price.

The price has been dropped twice and it can't really go much lower.
Looking at other similar flats in the area it's priced quite well as it's a new-ish build flat and everything is immaculate and very modern styling.
I think trying a differnt agent would be worth a go just to see if someone else can generate at least one viewing!!

I have actually been looking for an apartment in Leeds but what really puts me off is the massive supply overhang and the new supply that will be around in 1-2 years. The City Centre doesn't appeal as unless you are a manic clubber there aren't that many facilities (no tram, no city centre parks, Trinity Quarter mothballed) and little parking. If I was to buy in the centre it would be a shared ownership or shared equity as I think these will start affecting the demand for full price apartments (eg Granary Wharf is on HBD terms so why pay £200k or more?), to be honest the prices are still too high for the average Leeds salary and the total floorspace, lack of parking anf high service charges make it a no. Looking in LS6 and LS16 where I am there isn't any movement on asking prices even where properties have been on for months, its all quite stagnant as far as I can see and some of the agents clearly think its still 2007 both in price and attitude to buyers. The only one I did see sell recently was a 2bed up at £115k and had been £150k in 2002 when I viewed it last.
Try and ask your agent if they actually talk to possible buyers to get their views on what they want, we are out here you know!0 -

Well it's good to know there are actual buyers out there!!
I think the trouble with the property my partner is trying to sell is that it isn't in Leeds city centre, its about 20 mins outside in the apperley bridge area although it is only 5 mins from a train station, so great for commuting. Its quite a modern new build so it's going to be appealing to young people as it's quite modern interior and the problem there is most young people just can't afford to buy at the minute and most of them want to be in the city centre!!
As far as speaking to the agents asking possible buyers what they want, there has been no interest whatsoever. No one has even taken a leaflet on the place.
I think we will start looking at using another agent just to see if it will make a difference. Thanks for your views.0 -
Our house went on the market at the end of July, we had viewers even before we officially went on the market, had 14 viewers in 12 days. Several offers, sold for over asking and have just exchanged.0

Yvoowen - there are quite a few modern flats you look to be in competition with in Apperley Bridge on RM and even a 2bed under £90k (although 75% SO) I used to be around Greengates about 8 years ago so know a little about there, good luck with finding your new agent0
