    We got our first viewers after a month of the house being on the market. They made an offer, which we accepted, but then failed to get a mortgage (although we had been told that it was sorted when they put the offer in :rolleyes:).
    A month later, we've just had our 2nd viewers through the door - good feedback but as yet, no offer.

    We're in Wirral.

    We've been on the market for just over a week, no viewers as yet

    We're in west yorkshire

    we are in north london - very few properties on the market round here and anything decent appears to be being snapped up very quickly.

    we do have the hip, but no EA details as yet.

    viewers came through the EA - the EA had buyers who were viewing other properties with them in the area, and the EA told them that ours was just about to come on and did they want to see it, they did and hey presto :) now we just need somewhere to buy...

    So you're allowed to market your home without having a HIP in place?

    In Scotland, the Home Report (equivalent to HIP) HAS to be complete, in the agent's hands and available to buyers before anything happens - sale board, website, even telling a buyer "this one's coming soon"

    .... because if an EA says "this one's coming soon", he's marketing....

    It is purely sentiment driven. If the likes of the BBC, the general media and the many vested interests out there keep saying there is an upturn then the masses will believe it and it will happen. The fundamentals do not support a sustained upturn.

    I suspect that this is what is happening in the majority of cases. There is a lot of 'interest' out there but when people do their maths, realise how much deposit they need and what interest rate they will get the numbers simply do not stack up. Hence why many properties appear SSTC and then become available again.

    Yes, there have been quite a few in this area, since we've been keeping an eye out on rightmove. We're not in a hurry to sell but I hate having to keep the place 'ready' for viewers. Especially with two messy teenagers in the house!

    Please read properly, the poster said the HIP was done (you only need what's called the "mini HIP" in order to market it).

    This sounds like a similar to us. HIP was completed and on that same day we had a viewing, next day we had an offer by that viewer! This was in Luton, Bedfordshire.
