But I don't take any notice of those lying thieves that produce the indexes.

I voted that I thought prices would be lower and they are.

You voted on the wrong thread then, this one was about what the Nationwide / Halifax / LR figures would be (regardless of whether they are based on statisical analysis or made up by lying fairies who smoke pot).

By the way, on the same logic basis as you can I say that I also don't take any notice of those lying thieves that produce the indexes and that prices have definitely gone up?

    Carry on then mate...

Find a house you like and offer more than the asking price.

I'm going to stop this conversation on account of it being more than a bit pointless.

    Indeed.

It seems to be a common bear trait.

Get humiliated with absurd bearish predictions failing to happen, abandon old user ID, register new ID, become the laughing stock of the board yet again when new absurd bearish predictions fail to happen, rinse and repeat.

It's the same old tired hacks, typing the same old tired bear memes, over and over and bl00dy over again.

Hope I am not included in that :D.....I only put a guess down to win the nice leather wallet donated by Sabretooth Tiger.

So, is it looking like Hamish is the winner?

I offered a prize so PM me your address and wife's size and I will send it on.

Hey Cleaver....domestic seems to be holding .....but commercial/industrial is finally going at 'true' value.
    About time too.......

Only just got round to reading this thread since the result was announced. Quite pleased with myself for only being 1.92% out. :) Although I would have preferred to be out by 1.92% the other way.

    Congratulations to Hamish. :T
Afraid I wasn't one of the ones who offered a prize.

Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

Well possibly, but we could say exactly the same about you.

You could, except for the fact I have a documented history of accurately predicting significant falls as well.

I call it the way I see it.

I look at the balance of probabilities, and if the facts change, I'm not too proud to change my mind.

So the August 2009 Nationwide figure was £160,224 and the August 2010 Nationwide figure was £166,507. I make that an increase of £6,283 or...

    ...+3.92%.

I make the rules as it's my survey. ;)

It was very clear: national house price by nationwide and LR index. So I reckon an average of those two. They should be pretty close anyway.

Hang on. Before everyone starts sending prizes to Hamish, aren't we supposed to wait for the LR result and take an average?

Not that I grudge Hamish his prizes, just don't want some aggrieved winner by the original definition feeling hard done by when the LR figures come out.

Just want to say that while I still don't like the way that Hamish wants HPI, I have come to find his reasons for predicting it somewhat more convincing than when I first came across him.

    LOL.....

I rather suspect most of the prizes have long since been recycled into a far better use.

    Why thank you. (I think)
