Ok Sweetcheeks, in 12 months I think prices will have dropped a further 10% and mortgage approvals will still be below 2007 levels. I still think 30% drops from peak are realistic and that recent "increases" are actually the result of low volumes earlier in the year. I think this because we are still in recession, job-losses are still high and sentiment will deteriorate as winter gets underway.:D

I make the rules as it's my survey.
It was very clear: national house price by nationwide and LR index. So I reckon an average of those two. They should be pretty close anyway.
Hang on, why Nationwide and not Halifax?
