Agree with you on both points.
However you would also need to account for 25 years of IO payments - that generally aren't hugely less than a standard mortgage repayment . That 25 years of payments would be substanstial.
Plus even if your £120k property is now worth £600k - you would still need to find £120k ( a siginificant amount for most people) to be mortgage free.
The 25 years of interest payments would be substantially less than the rent paid over that period.
Using your example a 600k property producing say a 5% yield would now have a monthly rent of £2,500/month but the mortgage at say an average rate 0f 7% would only be £700. Ummm, not quite. All the prolific bulls have been banned from posting. As for pre-moderation, we tried that. Strangely, nothing got through.
The last post I attempted was in the Aberdeen thread, and stated nothing other than the current percentage fall from peak following the release of the ASPC data.
It never got through...... Wonder why....This status was put on him for constant repeated vulgar and foul-mouthed abuse and bullying with sexual content. So often were his posts being reported to mods for them to adjudicate on removal, that they decided something had to be done. The mod's on HPC have a certain threshold number of reported and removed posts beyond which action is taken. Once that threshold is reached, the poster is labelled as a troll and his posts are pre-moderated. On at least one occasion, HMcT himself reported one of his own posts and begged the moderators to remove it (and references other posters had made to it) after he'd reviewed it in the cold light of day! So, he himself contributed to the statistics which counted up to his troll status - in effect, he hastened his own exit.
My posts on hpc are there for all to review. As is my posting history here and elsewhere.
I don't for one moment deny being aggressive in response to those who try to troll me. I fully admit to changing a posters name from cashinmattress to ***onmattress in a moment of childish namecalling in response to a barrage of McSpammish comments, but don't for one moment consider it to be "sexual bullying".
Nor do I deny on one occasion reviewing a post in the light of day and thinking I had been a tad harsh to someone that didn't deserve it, so asking for it to be removed. Such behaviour should be encouraged more often, I think.....
But the majority of your claims are fictional.
And as mentioned, it wasn't just me that got trolled, EVERY SINGLE ONE of the prolific bulls was culled in your little "night of the long knives".
And the reason stated clearly, by a moderator.
It was to ensure newbies knew our arguments "had no veracity". Strange that was only required once prices were rising....:rolleyes:As mentioned - HMcT could post on HPC if he wanted, there's nothing to stop him. After a period of behaving himself, his "troll" status would revert to "member".

I hope I've understood this right. You borrowed a load of money that you cannot afford to pay back and you have a little bit of savings that you are clinging onto in the hope something turns up? I assume you are now in negative equity on your portfolio, and are hoping for another bubble in very quick time.
There is a board on here called the DFW or something - you just have to make a financial statement and then start working towards your debt repayments.

I have approx 40% mortgages (at todays value not peak) and that is on my investment property, my own house is mortgage free.

Actually Hamish, can I call you Hamish? I think you are a fairly decent sort, although clearly bonkers vis a vis house prices. And I can sympathise with the unfair moderation, we have had it over here for one of our respected bears.
