Prices higher in summer than winter.

Guess where they're going to be in the summer Spamish?

No need, thanks to this tiny article, which appears to have stuck in the Scotsmans craw as much as it has yours.;)

<H1>Capital house prices set to dip up to 5%
House prices in Scotland's capital will slide by up to five per cent over the coming months as supply continues to outstrip demand, the Edinburgh Solicitors Property Centre (ESPC) has predicted.

Sales remain around 50 per cent below the level prior to the credit crunch, according to the latest monthly report from the ESPC, with the market struggling to recover.

Hamish is just winding everyone up as usual. The report by ESPC shows that volumes are way down making prices volatile. Because most people can't afford to buy houses, only those at the upper end are selling to people with healthy available funds which also pushes average prices up. Hamish knows this very well, but chooses to go with the headline figure.
The report shows the market is still very unhealthy - most selling under asking price which will help to put downward pressure on prices. Volumes have collapsed - if sellers want to sell they will have to reduce their price.

I looked at asking prices in my village yesterday. A house exactly the same as mine is up for £35,000 over what I would have valued mine at. If that makes that kind of dough I'll be happy.

Prices are unlikely to go below the bottom seen in February. 20% down from peak has allowed people who were priced out, are now in a position to buy, as we can see.

If you still can't afford it, then maybe home ownership may not be for you. Remember you don't have a right to own your home.

Anyway, Graham, I thought you bought a flat, so how can you be priced out?

Remember, more people unable to buy = more people unable to sell.

    A market has 2 sides.

The Lotto jackpot this weekend is over £4million. If I pick the correct 6 numbers I'll be happy.

What is it with bulls and making up stories to "prove" their point?
