Amazing what we end up doing, isn't it! Sorry about the hot water, Taxi, hope its easily fixed. I had a "eureka" moment on a walk round the block - internet had gone on the fritz, phoning insurer about walls falling down - I'm battling entropy, we all are! Things fall apart ......... and then you just have to laugh (or post on mse)

Thanks Taxi - the structural engineer will be calling in the next 24 hours to arrange to come round.
