    you wont get to hear about the 2nd audit valuation unless something dramatic has changed

    so wudnt worry about it

    i would guess that if yer not getting a quick response then yer not in novembers trunche for completion

    who was yer broker using as your packager ?

    you need to know if you have exchanged contracts from your solicitor

    only once B Legal have given written instructions to your solicitor can your solicitors exchange then the completion date is set

    that fact that you say you "think so" is very dubious


    you didnt anser the question about what packager your broker is using

    people in the loop are as follows

    buyer - broker -packager -beacon - B-Legal -your solicitor

    Hi security expert... We completed on 3rd Nov! Yay :D God, I seriously thought we would never get there...it was so stressful...but we seemed to have all our problems before exchange, and it all went fine between exchange and completion. Still can't believe we own our own home! It doesn't feel like home yet as we have very little furniture, but I'm hoping it will be lovely for Christmas! How has everyone else got on? Storm? Carla - glad you're all sorted too, yay! :beer:

    - good luck with your audit valuation...we had to have one too, they are horrible aren't they! My advice would be to just constantly badger your solicitor and mortgage broker, phone them three times a day if you have to! Our audit valuation was very stressful, as it was just before exchange and people were threatening to pull out if we didn't get the go ahead by the next day. Our solicitor and broker were both absolutely brilliant, sending loads of emails and chasing Beacon up to make sure they knew how important it was. Our valuation was done at 11am, and we got the go-ahead to exchange that same afternoon, so it can be done if you keep pestering them! Good luck!!!

  • Hi all

    New to this forum and am hope you can shed some light.

    We had our offer issued last week, we had originally applied in the middle of August. Beacon have asked us to get 2 vals done and have done an audit val before issuing the offer.

    Our solicitor seems to think it will be next year before we exchange/complete. He gave me the impression that the legal process was more complicated because of how Beacon wanted it done... Does anyone know why??? What do Beacon need doing that is different fron another lender??

    Getting fed up now... really wanted to be in for xmas and at this rate it isn't likely!

    we moved in friday 5th .. we completed on 3rd

    took 16 week in total,

    everyone who completed .. good luck with redstone ....do not ever miss a payment with redstone

    the whole beacon b legal process is about reposession .. ie the house you buy is about them getting it off ya rather than .... you payin the mortgage


    aftetr all if they get it back their quids in

    I have to say that seems to be an unjustifiable statement.... and unnecessarily alarming. If people pay their mortgage on time then they have nothing to worry about.

    I noticed in trade press this morning that Beacons funding line is not being renewed, so they are accepting no new cases from close of business today.... and will only take fully packaged cases with surveys etc that are ready for a day one mortgage offer. I also suspect that any offers currently out there will not be renewed.
