    The shock will likely be external... we already have signs of it brewing i.e. the rush to gold !

    A dollar collapse under the weight of twin deficits, the US housign marker following suit, and echoing like an earth quake aroudn the globe, as do stock market crashes.

    Do tell wibble, as I think it isn't that fantastic either. I haven't calculated it properly but estimate about 6%.

    My excel sheet tells me it's 6.4%.

    Many people quote a long run average of about 7-8%.

    Being as inflation is historically low I'm unsure why people think the next 10 years or so is going to be a good time to be in property.

    I'm sure wiser investors will make money but I'm convinced a lot of the amateurs who are buying at the moment could get burnt.

    Earning the money is easy, keeping hold of it is the difficult part....if we spend most of our time on here we are less likely to have time to spend!!! :j
