    Tescos have been already, so I still have a couple of hours free before ds comes home. It came in at £46 inc delivery (had a £5 off code), and I did okay with a couple of price match substitutions ;)

    The flat is getting tidier, still quite a bit to do but it looks fsirly presentable. I think its cos I know we brak up on friday and I've got a whole week off to catch up on the housework that I'm not that bothered about it :o So maybe I'll finish my coffee, have a little mooch on here til 12 then go out for a walk for an hour or so and try and get my step count up a bit :)

    I've found a property I really really want on rightmove :o:o why oh why do i look??? Hmm, its on the market for £225,000. Mine could realistically sell for 160-170k, I could offer 210 for it ... would mean after the mortgage was paid I would have 120-130 for a deposit so would need a mortgage/to find another 80-90k :o

    Hmm, just found another one for 209, possibly get it for 200, so would need mortgage of 70/80k :o Right, will think about things this week and possibly get an estate agent or two round in half-term to give me a valuation so I have a clearer idea of what I may get for mine :)

    Forgot to add I could use my isa money for moving costs, but would need quite a bit of furniture as almost all of mine is built in here or was flat-packed and would be a nightmare to get out of here. I would need; fridge/freezer, cooker, beds, wardrobes. Hmm, thats actually not too bad tbh ... Oh, and a washing machine ... hmm, what started as a quick flick through rightmove is rapidly turning into a house moving plan :o:o

    It could quickly all come to a grinding halt when the mortgage company say no; hopefully they'll look at my mortgage history and see that I can afford to overpay regularly, and my ltv ratio is good, BUT, in the current economic climate they may very well also look at it and see my income is very low and say I haven't got a cat in hells chance of getting a bigger mortgage :o

    for what its worth, Halifax were prepared to offer me a "silly" income multiple - even taking my remaining debt into account and the fact that it is a single wage.....I was very surprised.....!

    Hmm, if I was to get 160 for mine, I would have approx 120 to use as a deposit. If I got somewhere for 200 I would need a mortgage of 80k. I got one for £60k on my income and tbh I know mum and dad would lend me the rest at a better rate of interest than they'd get in their isa currently ;) Also my mortgage is currently over 12 years, whereas I could extend it back to 25yrs to bring down the monthly payments and then all my overpayments could go to paying back mum and dads part first. Hmm, it all sounds so feasible, why oh why am I getting carried away like this???
