i stand by my statement - as a landlord of 10 year standing.
i have in the past "financially negotiated" a tenant out rather than wait months and months for courts to grind their slow way down the road to justice - this can be a much cheaper way than losing months and months of rent0 -
I'll stand by my statement as a LL of 18 years! This particular person had no intention of leaving without a fight, she wanted to cause as much bother as she could, remember she offered to pay a 1k of off arrears of 4k and the judge allowed her to stay! She was having none of it and was only out to cause my partner as many financial problems as possible.0

This tenant has cost the LL a years worth or mortgage payments ! Im my btl that would cost me 6k !!!!
Im sorry but i would use all resourses availible to me to evict the tenant, I would have no sympathy what so ever. Most LL I know have second / third properties as a Pension fund, not get rich quick . These tenants are jeperdising the LL future. Whatever the reasons for not paying, Its the tenants problem not the LL !!! Yet the LL picks up the bill !!The advice was that an angry landlord should not create an angry scene on eviction day - so that the tenant can be evicted as efficiently as possible. This isn't for the tenant's benefit but to ensure a smooth eviction which the landlord needs. No one has said not to evict using all legal resources as soon as they can be applied - quite the reverse.

i would not want your job for anything - no tenant wants a bailiff - but 99% of prospective tenants want a decent landlord......

in answer to your door lock question.....
no.. plastic PVC door locks take all of about 5 minutes each to change
and i believe its about £50 a door (but that was when i lost my key when clubbing...... so things may have changed)

franklee - the whole point about my telling the forum how i felt about these particular tenants AND the fact that i kept away on the eviction day shows that i do act professionally - i am not a physical sort of person - i just said i would have liked to have slapped them ..... we can all plot revenge in our head and then take no action - no harm comes of that ....
i do suspect that all this "lets be nice and kind to the poor departing evicted tenants" advice is coming from folks who have never been conned, cheated, stolen from and shafted by utterly irresponsible thieves - who steal from the state (LHA) - and thus all tax payers - and who steal from landlords also - why should these folks be treated with any degree of respect - they dont respect anyone else ......

If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

Hi everyone
it went smoothly, the tenants are out.
However the place is wrecked as you would imagine.
So, I begin the task of trying to make the place liveable again at a minimal cost.
First job, things need throwing out of the house and the back yard:
To clear all junk in the back yard £160.00
To clear all junk from inside the house £190
3 seater sofa and arm chair, office desk with 4 side drawers, double bed base, 2 double wardrobes, 4 drawer chest, double bed base and mattress, single bed base and mattress.
Above is what the Managing Agents have quoted, what are your thoughts on this?
I think it's a bit steep and I'm trying to get in touch with a friend in the area who may be able to help, what would he need to do, hire a van for the day and get rid of everything, or hire a skip and throw it all in, or..?
Would very much appreciate your feedback
