Are the things not usable at all?
If they are a charity or freecycle would be a good way to get rid of it all.Pawpurrs x0 -
I looked into van hire and it isn't much. If you go to easy van or somewhere they offer unlimited mileage and you coudl just do a few trips to the tip and with diesel it should be around £100for the lot, it's just it would be you doing all the work yourself .Nice to save.0

Technically, as you're a business, you are liable to pay commercial waste charges at the dump. Also, if you hire a van they might insist that it's a commercial dumping, so fees to pay.
It's only private householders that can turn up at the tip and throw out household rubbish, so you'd need to at least look like it's your house and your stuff and you're not a business. This is one of the reasons hiring a man/van is pricey - because they have to pay for commercial tipping fees.0 -
Might be worth asking around, when I sold my flat having had tenants who just abandoned everything and left 2 months in arrears, the estate agent got a his friend 'man with a van' to clear it for me was £120 a year ago.2009 wins: Cadburys Chocolate Pack x 6, Sally Hansen Hand cream, Ipod nano! mothers day meal at Toby Carvery! :j :j :j :j0

have a skip dropped onto the drive, like others have said, vans will incur charges or be turned away from household tips, regardless of where the stuff comes from ( a mate of mine has a van and we've had this problem before )0

Im new to being a landlord, but having read the story, wouldnt you have been better off having rent guaratee cover? at least you would have had you rent paid, and they appoint their legal team to remove the tenants.
I took it out because i didnt want to take the risk of this happening, plus ive noticed a lot of landlord get very upset when they dont get their rent paid, and i dont need that stress, if you have rent guarantee, you get the rent paid and thats what its all about, at the end of the day.
if was you i would look into this next time, good luck when you get your new tenants.0 -
Thanks for the advice everyone, it's much appreciated.
Result: I called Manchester City Council and if i arrange for it to be dumped outside next Tuesday, they're going to take it away :-) v happy.

well some LA advertise (not sure what is envolved) or you can do a search for 'rent garantee' and it will come up with load od companies.

Ive looked into it, if you go here http://www.tenantverify.co.uk/ and take a look i think it works out at 130 pound and that includes the references that your tenants need to pass for you to take out the cover.
if i was you it would be a no brainer, they even pay the legal expenses to get the tenants out, so im sure it would not take 12 months as the longer they stay in your property rent free, the people who provide the rent gaurantee have to pay you.
So they will be desperate to remove them and you can just chill and let them do the work to remove the tenants.
Having said that hopefully you wont be in the same situation again.I am not a Mortgage AdviserYou should note that this site doesn't check my status as not being a Mortgage Adviser, so you need to take my word for it.
