    If and I say if their solicitor was this driving this process and providing bad advice then they could be reported to the Law Society by their client, so I am sure their solicitor is giving sound sensible advice but is being ignored, and I bet he/she is documenting everything to cover his/her back. Perhaps the sellers think that if it all goes wrong they can sue their solicitor as they will have been 'let down' and not 'got what THEY wanted'.

    Could it be the other way round? Could there solicitor have exchanged without checking back with the client for the green light? Maybe the solicitor has said "oops! Don't worry I'll sort it" And is advising his clients not to worry as he will get them out of the contract? Unlikely, but possible.

    Interesting - the best way out would be to apologise immediately, explain the mistake and offer to make amends. But if the Solicitor does this, presumably his prof. indemnity insurance is invalidated.

    But the sellers said more money would fix the problem and they would be homeless etc. The solicitor, if advising this course of action, would have been digging deeper and deeper into a massive hole...

    Have just read this thread al the way through. Not good as it is now much later than Bex's bed time.

    Horror. The vendors are wholly dreadful. It's been said before but this lack of responsibility is a big part of whats wrong with our society.

    I hope you do take them to the cleaners. It's one thing to make a mistake but to put your family in this distressing position as a result without even the hint of an apology, well that's shi tty behaviour.

    Well we've had a good think and lots of talking here at Casa WW and have a plan of action. They obviously mean business, changing their solicitors to someone who can at least spell.

    Anyway, given how high up the search rankings this thread now is, I obviously won't outline the way we're going to go at present but I should be free to update end of next week.

    Best of luck Welshwoofs. I would hate to see you out of pocket over any of this but on the other hand if these people get away with this then how can any exchange of contracts be safe.

    Interesting that they have changed solicitors.

    Either they dumped the old one because they didn't like what he was saying or he dumped them.
