    Good luck - and just remember to hold out for what you're owed. If they come back with a 'we'll move out end of next month' make sure you're suitably compensated for any additional expenses you've incurred.

    I'd be worried about:

    (e) vendors finally leave, taking the (fitted) kitchen, the (fitted) bathroom, carpets, etc, etc (and are already bankrupt thus making sueing futile).

    i would go to property 24 hours ahead of completion - and just keep on talking mastiff for walks up and down the pavement throwing its "friendly baseball bat" for it to retreive in front of the vendors sitting room window ... i bet no kitchens would get stolen........

    When we moved into our last house, the vendors had stripped the place pretty bare - not the fitted kitchen fortunately! - but the bathroom fittings, every curtain pole, light fitting, even the lightbulbs. We got their new address from the neighbours and sent them a "welcome to your new home" card plus a lightbulb with a note saying "you missed one". :o

    I dont have any light fittings in my house, just lamps, and I am taking the curtain poles as they are all antiques, and cost a lot of money, as well as some being wedding gifts, I have thought about going to B and Q and just replacing with some wooden ones, but I did make it clear that I was taking them?
    By Bathroom fittings do you mean taps and stuff?

    Pawpurrs, if you made it clear you were taking the curtain poles then no need to go to B &Q.Anyway just wanted to wish you luck with the exchange.Have been lurking on this forum for a couple of weeks because I need to buy ien UK and it has been very encokuraging to see that thereo are many commited sellers.So good luck to you and Davesnave who was sto kind to answer my questions about Bradley S

    When we bought our last house (sold since), we went for inspection day before to make sure all is fin, and we had a chance to ask vendor about all the stuff (meters, fuse box, how heating/hot water works, rubbish days, etc). We had a few issues with them getting them to exchange and complete, and wanted to make sure house was in good order. I would advise anyone to do house inspection before completion, as if they intend to rip off kitchens/ bathrooms, it is unlikely they will be doing it in the last 24 hours (imagine moving all of it). Then if the house is not as expected, you can get back to your solicitor and raise issues before money is transfered.

    I'd be wary of this sort of offer - who's to say that at the end of next month they won't then seek another delay... Make them suffer an immediate cash loss if you can - might keep their mind focussed.

    It's fine if you have made it clear on the fixtures and fittings form what you are taking. (And do you really not have any light fittings - even a plain white ceiling rose and flex?) By bathroom fittings I mean toilet roll holder, towel rail, shower screen, wall cabinet, etc - all of which were meant to stay but had been roughly removed leaving nice holes in the plaster. The killer was the lightbulbs though - we moved a few days before Christmas and it was dark!
