Cant sell my hotel

    my wife bought it off the previous owners. she worked for them and had a private mortgage with them. then we met and married. then we got a bank mortgage and paid them off.

    i take on board the pictures comments. with regards to the website, i made it myself. yes it shows, i know, but its free. why havent i paid someone else? becuase i did that once and got well and truly stung. 0 visitors in 12 months from the website they built and where they advertised it. we advertise the website on yell.com, and to be honest, i dont know where else to try. i know there are a lot out there, but its all more money. im not saying we cant afford it. im just wary of throwing money at companies that say they can do this that and the other for us.

    Both alunharford's and Doozergirl's posts are harsh and I'm not happy - because I would have posted more or less along the same lines and they've beaten me to it! I'd also say that the bedrooms in the photos appear rather cramped as does that room where the highback chairs are.

    I'd reiterate alunharford's idea - sell it for redevelopment or possibly institutional use. Or an urban commune? £400K for 37 bedrooms is cheap for a non profit making organisation.

    I was not saying you needed to buy into someone expensive to update your site - the wording and layout just needs an updated and fresh approach dont you have any family members or friends who could help with rewording it and then just changing the pics wouldnt cost you anything and would certainly get more attraction, pictures can also look different depending on what angle of the room you take them at.

    Have you considered putting yourself on activehotels.com, i think they charge 10% of booking, not sure if there are other costs.
    Where is most of your business coming from at the moment? regulars, tourist board?

    and trust me, thats the best angle for the rooms.

    the rooms are small. we are well aware of that. some people dont like it, some dont give a toss as its somewhere to rest their heads. i wish i could make them bigger, but im stuck with it

    Also many businesses are for sale on ebay, you might want to watch a couple to see what they do ??

    We're in the middle of a recession and people can't afford to go on holiday abroad, so where are they going to go?

    Now is the time that you should be offering great traditional UK based holidays for families at great prices (& more than you currently charge) & you should be making a killing.

    A website at the top of Google would certainly be a start that sells not only your hotel but Blackpool in general.

    As soon as I started reading this thread and seeing the OP's plight, there was one thought that came into my head, and then Barnaby Bear mentioned it later!

    After 4 years trying to sell a hotel in Blackpool, I would look to sell a building with planning permission for conversion to some other use. This could be flats, but what ever it was, it would need research into what is needed and would sell in Blackpool.

    None of this can be achieved without spending some cash for expert advice etc, but what have you to loose after all this time! We have done it with land or buildings in the past. We found someone who was very experienced in building and planning for the local area, and could advise us on what was needed, what would pass, and what would appeal and sell to developers. Money well spent, though it is a lengthy process at times.

    Good luck OP. I feel for you and your wife after such a long time of wanting to get out. I hope something comes along very soon, and keep us posted, as I want to see one day that you are free of this burden.
