    if this is the case are you really being realisitic with your price? i know that is probably what you NEED but nobody is going to shell out the best part of half a million, then have to spend £££ money to modernise.. i mean 37 bedrooms.. say if you could do it for £500 a bedroom to freshen the decor and buy new bedding, furniture and decorations plus living quarters that is £19k straight off and if the profit is only £29k per yar they are going to have to work really really hard to get any kind of return on their investment??

    its presumably in approx the same area as yours, about the same no of rooms and its turning over 215k...??

    i know nothing about any of this but it doesnt seem to add up??

    blackpool is kind of odd. anyway, the hotel u pulled is a totally different kettle of fish to us. i cant work out which it is from the pics, but i guarantee you that, on the prom they are always going to go for a lot more. the proerties are generally much bigger, and have more space to be able to offer, well, the kind of facilities that you can see. secondly, the price they will charge per room / person to stay will be at least double what we charge

    oh, and in terms of redecorating, why would anyone want to? whats wrong with ours. none of our bedding is over two years old, the rooms are decorated yearly, and all furniture is in a more than acceptable state of repair. and i would hardly say we are old fashioned looking. exactly the opposite in fact

    oh, and dont forget, i didnt evaluate it. we didnt have an evaluation when we first went on the market at less than 475k from the local estat agents and between that and 600k with the national ones

    couldnt agree more. which is why the price has been reduced a lot. at the end of the day, what happens if i reduce it more and it still doesnt sell? i cant put it back up afterwards can i

    slowdog, people would want to redecorate to what they feel their own taste is. The red can make the rooms look smaller than lighter colours. Maybe they think 2 years is too old for linen, etc.

    Not saying they would, just saying you can't assume someone else will think it as lovely as you do!

    If you take it to auction you can find out how muc hthe auction house will charge you in fees beforehand. You can also set a reserve price and then also see how much it will cost if it doesn't sell.

    For the sake of a few phonecalls why not look into an auction and have a think about it.

    It seems to me that you have had a half attempt to sell it. Why not make today the start of a real concerted effort to get it shifted.

    Nice photos
    No mention of the turnover (let the punter be interested, before you drop that bombshell)
    On Ebay
    Daltons
    LOCAL estate agent
    And Rightmove.

    What will you do if you sell it? if you are going to buy a house for the same money maybe you could invite swaps.
