is an auction a good idea?0

hi, i notice it is also advertised on kendrick and co website (though no photos)
http://search.issl.co.uk/detailsLite.aspx?chainid=0006&propertyid=466475764
where it is still shown at 499k 'no offers'... if you reduced it to 400k on there it would be very good value compared to the others on that page...
the blackpool hotels for sale website doesnt look that busy.. they only have 5 propeties as far as i can see and 2 of them are sold....0 -
yeah i noticed just earlier that they havent reduced it. i've been trying to chase it up today and no one seems to be answering0
-
i dont know how to sell it but with bpool having a championship football team and the ground capacity for away fans increasing in the redevelopment of bloomfield road and with most of footy season during quiet times why dont you advertise in away teams home programmes for a few weeks before they play the pool you might make some coin0

You apppear to have got your answer, just market it with experts at the job.
Good luck, I do not envy your position.S!!!!horpe0 -
I think some new photos wouldn't do any harm. The external shot was obviously taken on a cloudy day which is doing nothing for you, neither are the cars outside.
Also the photos inside are really dark which makes it look pretty grim.

Looks like a decent enough hotel to me. I do sympathize with your predicament and wonder if you would be better off cutting your losses and going to auction? I mean there will be a reserve price on it and you got nothing to lose except a 36 bedded hotel lol. I meant that as a joke m'dear not being sarky! good luck!xXx-Sukysue-xXx0

just noticed that i dont think kendricks are all that.. there is one heotel on there that says there are some works about to begin in mar 2008 and some of them say recent for 2007??!!!
I know nothing about hotels but i woudl say the turnover is a big turn-off.. i have looked at some of the others in the £400K range and they say they are turning over in excess of £100 with less bedrooms...
look at this one.. i have no idea if it is in abetter of worse area, but it is 390k and turning over 120k with less rooms and has 2/3 bed owner accomodation..
http://search.issl.co.uk/detailsLite.aspx?chainid=0006&propertyid=466475832
the rooms are also (no offence) a lot more modern looking and fresher than your hotel so ould look more attractive to younger people and wouldnt need a load of work doing to modernise it...
but then again if you believe their blurb its been on their books since 2007 as it says alarm is 'to be fitted nov 2007'... heck.. they dont sell quickly do they...or they dont bother updating very regularly...0 -
haha. i know.
im just really trepedacious about auctions as have no idea how they work (from a commercial property point of view) and what kind of loss i could expect to make. its hard to just ask agents as they have a vested interest and will never give you an honest answer0 -
charliee. thats true of all the local ones im afraid re: updating.
in regards to the numbers they posted, they are town centre, which always guarantees better trade
with regards to the local agents, we kinda just ignored them for a long while. after the other companies, who seem to be schysters, informed us that we would never get a sale through them, we didnt bother. needless to say, pictures were taken by them, and so on0
