Well i'll be the 1st... :rotfl::rotfl::rotfl::rotfl::rotfl:

Seriously guys (bears) you should have listened to my wisdom 6mths ago now, house prices up £8700 in 4 months, its not even stagnation:D
In all honesty i was expecting a drop this month and i do predict a slight fall on the Halifax index due to the mammoth increase seen last month but if they too post an increase, have you all missed the boat? Mortgage rates are rising, house prices are rising and i suspect some very worried bears are scratching their heads at the moment;)
All this talk of GDP and unemployment and low interest rates, well, all a lot of codswallop isn't it:p
Sorry, i had to (again)0 -

Its pretty much becoming a website of hugz for mugz and 2 for 1 pizza offers.
I would agree with this wholeheartedly! I've had to sign on at HPC to at least read some decent debate on financial issues.
((((Hugs)))) hun;)In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:0 -

Is that another
Genuinely surprised about this. I thought it may be around -0.5% to +0.5%.
I think the bears will just have to wait now for a further year or two in all honesty. House prices this high cannot and will not survive interest rate rises, it's impossible, we have far too much debt to service and when rates go up, not enough money to service it en masse.
Government has done all it can to keep house prices up before the election. It's worked.
The longer we wait for proper financial conditions such as no QE, normal interest rates etc, the bigger the fallout will be when it does finally happen. We should be keeping a close eye on Northern Ireland, who I believe, doesnt have quite so much desperatation from the government propping things up.
We cannot defy the US and the NI and sit in our own bubble.0 -

A lot of the real nutters have gone from over there now, and there are some very knowledgable guys, the bulls are very poor though compared to here, most just troll with very little argument that is backed up by anything substantial.
As regards to today's figures, again, these were to be expected, my money is still on prices being lower by the end of the year, and even if they were static, i'd be ok with that, considering how much I have been able to save this year so far. I console myself that prices in my area are 6.7% down on January.
The game changer for the bears was the base rate cuts down to 0.5%, no one really expected that this time last year, it's slowed price declines and kept many people from being repo'd (including one of my friends). QE has also played a significant part, the issue is now, these 'armbands' are temporary as we know, the question is, when they are removed will the market sink or swim ?, my view is, it will sink, based on all the economic indicators going into the future.0 -

I think by the end of the year we'll be at 0% YOY, IE we'll see drops in the winter and cries of "olololol bulltrap" from the morons, despite the YoY result being no change and no one actually getting trapped, and then next summer the cycle will repeat. This is a system account and does not represent a real person. i think addressing the issues in the wider economy was probably the bigger priority not just house prices
btw - house prices go up, house prices go down - they don't always go up or down either so we have to deal with it in own way.0 -

Who do you specify as morons ?, it kinda gets depressing when the level of debate comes down to this, you think you stand on a 'higher step' at the moment because you own while others don't, poking fun at 'morons', it's not good form, the karma always gets you in the end.
I've also noticed that you joined in April 2007, yet have only started posting here since the bull run started a few months ago, where were you last year ? when prices were falling off a cliff, at least the likes of chucky, Dan, ISTL, mitchaa come along when things aren't going so well, I expect the likes of yourself to disappear when the indices again turn negative.0 -
