Landlord wants to sell - I don't want viewings...

I am a LL and just wanted to say that sometimes these situations can't be helped. My OH and I decided to move in together so we both rented out our 1 bed places and rented a 2 bed place in another area. A year and a half down the line we were given notice so our LL could move back. We decided now was the right time to buy but that meant selling my property which was currently let out.
4 months before the end of the tenancy agrrement I had it valued and decided to sell it through the company which currently let it. This meant relationships were well established and the keys were with the EA already. I told my letting agent to offer a reduction in rent as the viewings would be unfair on my tenants. I also suggested they just book viewings for certain days / times. Apparently my tenants were more than happy to have people view the flat, they even showed people around at the weekends. I understand from the EA they didn't keep it immaculate but I hoped people would see past their clutter.
I accepted an offer on the property after a month and probably 15 viewings. My tenants moved out when they were supposed to and left the flat spotless, meaning they got their full deposit back.
I didn't want to inconvenience them but needs must and the thought of them trashing the place did cross my mind, but I would hope that if they had an issue it would have been raised. If they had said "no viewings please" then we would have waited until it was empty - you do have to respect their wishes, even if it means you don't have rental income for a few months.0 -
I wish my landlord in my first rented place had been that considerate - once after we gave notice to leave, they turned up on the doorstop with two people to view the house at quarter to eleven at night! Without notice, obviously...
At the time it didn't occur to us to refuse viewings (though we should've after that!), I assumed we had to allow them.0
