Don't just concentrate on the house! An old mattress and a broken dolls pram from the tip will work wonders on sprucing up any garden and just be a delight for any prospective buyer.

Oooh yes and fridge magnets are great for displaying those aspirational lifestyle symbols that indicate a desirable area - (people who live in a house like this messages).... stick up those:

    BNP election material
    Pizza/Curry takeaway leaflets
    Matalan Sale brochure

And don't forget a sign on the wheely bin (next to the front door) asking people not to flytip their nappies in it or the garden.....

Really? Great.... so when can his LL look forward to being forced to tidy up, the inconvenience and security issues and have a stream of unvetted total strangers tramping through his house.....;)

Think it's all going abit too far now.

The LL has a right to sell his property and while I'm not disputing the tenants rights, niether do I think some of the advice on here is appropriate.

Try to keep on good terms with the LL, all this fighting will lead to so much stress etc....is it worth it?

Write a letter explaining your distress at the thought of 'strangers' coming into your home in the hope that it will allow you to bide your time until you know whether or not you would like to sign up to a new 6 month contract somewhere else.

And make sure then next LL is up to scratch!!

i'd watch out.. my other half was renting a house as a house share, the landlord put it on the market without telling them (they only found out it was on the market coz i happened to spot it on the agents website) and gave the estate agent a key.. next thing the estate agent lets himself in whilst we were sitting in the lounge with people to view it!!

it sounds really bad, but it could have been agreed by one of the tenants who didnt pass on the message (he was a twot) but regardless, letting themselves IN????

needless to say we pointed out every fault with the house.. but they still bought it...

as someone else said i'd start looking for somewhere else and give your notice before they do... you'll probably have to move soon anyway so might as well do it on your terms.. until then you dont have to let anyone in if you dont want to unless they issue you a notice to quit.. however for a quiet life id allow the viewings but only at times to suit you...

I used to work weekends in an estate agents. I normally dealt with sales, but remember once being asked to show a couple a rental flat. We held keys, and I had been told it was empty but walked in to find three young guys semi-naked lying around smoking a huge stash of ganja :rotfl: Turned out the LL had let privately and forgot to mention it! I was sooo embarrassed :o

I think being fair and reasonable is the best way to approach these matters, and the landlord is offering you block viewings which under the terms of the tenancy you did agree to. I think you should look at the rental market and as soon as you find somewhere you like, you can give notice and move. (If there are plenty of properties to let, you could give your notice before you actually chose the one you'll move into.)

deposit has never been protected (despite going through agents), . JB

When did the tenancy start? If it was before 6th April 2007, then the landlord has no obligation to protect the deposit.

In terms of viewings etc.... yes you can refuse point-blank to have viewings until the landlord gives you 2 months notice, but it sounds to me as if he isnt going to give notice unless he has a potential buyer, which leaves you both going round in cirlces. With the state of the current market i dont think potential buyers are going to be battering down the door for viewings so if you do allow viewings, you shouldnt be disturbed too often. As another poster said, you can allow viewings on your own terms.
