Bloke in Broadstairs was pretty sound. Took most of Beeny's advice and was open to suggestions and advice. Should have gated it off though. It would have appealed to me if he had as I like secluded private properties like that, although not at that price.
Thetford woman was just mad. I want to know how many people she's had holidaying there since it was finished. I reckon the answer to that is zero. I mean, who goes to Thetford for a holiday anyway? :rotfl: Off her rocker. :rotfl:

These rules probably explain why some BTL landlords turn their small portfolio of off plan flats into an "apart-hotel" business and plague the real residents with weekends of stag & hen parties = better tax rules if it qualifies as a holiday let in the summer and then stuff it with students for the winter? (Ok I know Thetford is not exactly a centre of higher learning, but you get the idea - At least it shares with Oxford, a rent-a-cell opportunity).:rotfl:
Anyway, who is counting the real number of tenants, as long as the income appears to only just cover the tax allowable mortgage?0 -

Loads of people holidy in or around Thetford. Granted - most of them stay at centre parcs but you'll be suprised.
Its all about supply and demand and although the demand won't be high Thetford and the surrounding areas are hardly brimming over with holiday lets so I think there is room for another. Especially a unique property like an ex jail; only time will tell.
Still I agree with what you say about the other dev. I thought they were crazy not to by the freehold for the alley.0 -
It just seems to me, and someone has probably already mentioned it, that the vast majority of people on this program design houses THEY want to live in. they do not maximise the potential selling price or add features the general public would like. This program seems more and more like grand designs every week!
It is telling that those who listen to Beeny tend to break even or make some sort of profit.
Broadstairs guy should have used the saving on the staircase to pay for the freehold on the drive infront. 10k didnt seem a lot for a massive drive and sum privacy.0 -

The other proper jail that had been coverted into flats I could maybe understand to a small degree as it actually looked like a jail. Her place doesn't though; it's just like any other 2 bed property apart from it's got a couple of jail cell doors in 2 of the doorways. Even the dungeon rates about zero on the interest levels as it's no different to a terraced house with a cellar.

The format for this show is becoming quite tedious now and it has only just started. I can only assume that the programme makers have an agenda and they only choose projects that will fit the script. It is the only explanation for the neverending supply of know-it-alls who come a cropper at the end. Even when they make a profit there's always the whiff of "they could have made more if only they had listened to Sarah" left hanging in the air.0

Kind of. IMHO Beeny gives them too much advice, she's pretty much turned-around every build except the ex-cabbie who did that place out at Diss and ended up having to live in it. AND the finished houses are so perfect, I think Beeny's company does the final 'dressing' to showcase what her consulting skills can do. In a way I prefer Kevin Mcloud's approach of sotto voce assides to camera that's it's all going pete tong.0 -

Different shows though....one is about making money, the other about architectural design with cost being almost an irrelevance.
My favourite (grand Design) is still the couple that restored the derelict castle in Yorkshire...patience of a saint dealing with the muppets at English Heritage, they now have to run it as a B&B to be able to afford to keep it.0 -
