Has the housing market pick up in Wiltshire?

Hello all.

We have 2 months remaining on our 1 year AST and we are thinking about selling our house.

Over the month i've noticed around 25% - 30% of properties on Rightmove, In the Chippenham/ Corsham area in Wiltshire are showing "under offer" or "STC", which is an increase from 6 months ago.

I just wondered if anyone has noticed the same thing happening? and what do you think the reason could be?.

    I have been looking all round wiltshire of late for a house, as far south as Devizes and going up to Cirencester/Malmesbury and dare I say swindon?

    Houses are selling, yes, however, the ones that seem to be shifting are DEEPLY discounted. Although the market is highly local (Malmesbury has fallen as little as around 10% I reckon) you can get some good deals on the newbuild estates - Calne and Chippenham.

    Looking on nethouseprices, the only ones selling are going for no more than Q4 2003 prices... Seriously. For example, 5 bed on one of these estates advertised for near 300K is realistically going to sell for around 250K max.

    If you are looking to upsize, its a good time, but dont expect to sell for 2007 prices and buy for 2009 prices, it aint going to happen! Have a look on nethouseprices and see what similar houses have gone for recently, correct for any subsequent fall, then add 5-10% to the price for negotiating room. If I was selling, thats what I would do.

    Oh, I wouldnt pin hopes on a local recovery, as Lyneham is closing and will knock the market hard, together with lots of job losses in Swindon, you are looking at a long correction in North Wilts!

    We have a three bedroom detached in Chippenham that was valued at £215,000 last June. We have just had it valued at £195,000 and £199,950, which seem OK considering the present climate.

    What kind of offers are buyers offering on properties these days, nethouseprices is not up to date?.

    If it's priced according to the market then I'd say around 10% below. Otherwise 20-25%!

    Yep.

    Today as in factored for falls registered from nationwide/halifax from when the last similar house sold on the land registry up to the current date. Then knock another 5% off.

    Buyers market.

    I think your probally right, I'm willing to let the house go for
    £175,000.

    We are living in Norway right now and we want to buy land to build on. House prices are on the rise here :beer:

    You lucky so and so. I love norway, worked loads in Bergen as well as right up in t'North (Banak). BEautiful country, Beautiful people. (Especially the women! ;))

    Wiltshire was one of the few areas showing a rise in one of the recent set of figures, can't recall which, might have been LR.

    I'd agree with you on all counts;). What was you doing in Banak?

    Stress free living here. Skiing in the winter and boating on the Oslo fjord in the summer....:rotfl:....
