havent posted in a while... so a little updated.
Accepted an offer on our property in Aberdeenshire ( scotland) about the 15th of October.
The offer letter had no clause stating that the buyer had to complete their sale before the missives could be concluded.
had an updated home report done thursday 21st october. Buyer has stated everything on the missives is fine but been waiting since for the buyer to conclude missives. Buyers solicitor is hodling back as their sale in England has not yet completed. this was due to complete on the day they submitted their offer but now 2 and a bit weeks later we are still waiting.... BAH.
apparently they are waiting until the sale in England is beyond the point of of no return. ( exchange?)
this is so frustrating.
We put an offer into the property we are after on the day we accepted out offer - for the asking price which is now a fixed price. ) down £10k since we first viewied and noted our interest way back in June),yet we are currently unproceedable due to our missive not concluding.
The property we are after is a repossession and the banks solicitors are pushing ( i.e phoning my solicitor every day) trying to get my offer proceedable. They were in the process of considering putting the property to auction as I put my offer in.
I do not want this property to go to auction as I would not have a mortgage setup in time for this- and no guarantees I woudl even get it.
worst case scenaro I do have a back up plan, the in laws are willing to lend us the deposit for the new place and my mortgage broker is happy to get the mortgage setup for this , but its all a bit risky since I know that sales can fall through easily in England compared to Scotland, And I dont want to have 2 mortgages ( could just scrape by)
We had agreed an entry date of 3rd of December for our buyer but the date seems to be creeping closer and closer ..
Getting so stressed out waiting everyday for the phone call to say our missives are concluded.

the flat (rental) we applied for last weekend has just been confirmed. :T
we are hoping to arrange a move in date of this weekend so we have a week to move out/in without too much hassle!
then, in theory, completion should just be a formality on Friday 12th.

Well we got our draft contract and property information forms for our purchase today. Enquiries have been made but all seeming quite basic at the moment. Our vendor has also received her draft and information forms and is undertaking a survey in next 2 days -apparently she doesn't need a mortgage as she is using the proceeds. Our buyer is back on the radar and is still keen judging by the information that she is already buying furniture for the flat. She wants a third viewing - wanted it for tomorrow but we have a hossie appt so can't do. So going to offer another day for her. All looking good at the moment.... I want to start buying furniture but think I will wait until exchange until I hit the shops! Vendor leaving nice fridge/freezer (american style one) and dishwasher though so thats a bonus.0

We are still here too, havn't posted in a while as nothing to report.
Only 1 viewer since we dropped the price (but think he was coming anyway).
Hse next door has dropped to a crazy price but they bought for a 1/3 what we paid and have no chain.....we just can't compete
leaving hse on the market over winter as we are desperate to move but house already down to what we bought it for 5yrs back so have no choice but to hang in there and pray!!

We've been thinking, seeing as it's so slow, and it's getting colder and darker, that maybe we should take it off the market for now. We are not double glazed nor have a combi boiler, so we might get both these things done, enjoy them ourselves over winter then remarket at our original price sometime next year. (£84.950, currently £79.950)
Any thoughts? Is this a wise thing to do? The other option is do nothing and keep hanging on!

eta: I do thing DG and boiler are important factors, as when we've been viewing, no DG and rubbish boilers have put us off! Do others think the same?:heart2: THANK YOU MARTIN!! :heart2:0 -
My feeling is that at the moment buyers either want to buy a total wreck to do up themselves, or they want something with all the boxes ticked - it is difficult to sell a house which is somewhere in between
How urgently do you need to move, and if you did the work but still didn't sell, would you be OK to stay living where you are?0 -
Well we've decided we'll probably be ok here for the next 12 months, no longer. As soon as baby needs a bed then we'll be stumped! He's 5 months old now. Also DS and DD are sharing - DS is 8, DD 6 so that can't go on for much longer either.

Put my place on the market, went with the EA that valued it on the lower end of scale but they seemed to be the most realistic and keen.
Been on there for a month and a half now, EA is saying that people aren't viewing it due to it being an ex council flat. Not really sure how to feel about that seeing as my flat is nicer and in a better area than a lot of one bedroom places I have seen.
It is also one of the cheaper flats in the area so I am not sure what to do.0 -

Ex LA is always a problem and will often be marketed a lot cheaper than other flats even if nicely decorated and spacious. See the thread the 'worse house in the best location'....however you may find a BTL who wants it or someone with a low budget. However this time of the year isn't great and also some mortgages don't lend on highrise (if it is that is). Small ex LA blocks aren't so bad - there is one opposite me and it is a really nice red brick block with most neighbours who have been there for years and very friendly. However the block is surrounded by private victorian housing and some patches of affluence so it helps.0
