We're still trying to sort out our property for renting...There is a drainage issue to sort out first.
Spoke to our Solicitor yesterday and he bascially said it's a waste of time selling our property at the moment, too many 1 bed's and studios for sale so rent it out....0 -
Our buyers surveyor has just been, he seemed to spend more time in the back garden (which is only small) than in the rest of the house. Didn't even look in the utility/wc or 4th bed/office totally missed the door to the loft and didn,t ask any questions re gas or electric, asked if the boiler was combi when it obviously isn't took about 10 minutes in all, just didn't seem interested is this usual?0

If he was doing a valuation report/survey for a mortgage company, then yes. All they are interested in is that the structure is sound so they could sell and get their money back if the mortgagee defaulted.0 -
Right, just an update on little old me.
To recap: One bed maisonette in surrey, put on market in August. Had only two viewings. Reduced price from £159,000 to £149,000 which puts me at the bottom of the list on Right move for 1 bed flats in my area. Only one studio flat is below mine, all other one bed flats are £155,00 to £170,000.
I knew I was near the end of my contract with my estate agent this month, so yesterday had a look at the contract to see when I could terminate the contract and found I could do this on the 14th November!! Woo! So today I will be phoning my estate agent to give my two weeks notice.
Now I need to pick another EA and have no idea how to choose again so I dont get screwed! Even though the last agents weren't bad people, they just didn't get the viewings despite other one bed flats selling in the area through other EA's. One of the EA's advertises in the paper and loads of other places, but just doesn't seem to have many properties in the area. The other estate agent has loads of properties for sale, and lots with sold signs, so think I might go with them.

^ I've just ended my contract early with my previous EA. The new one offered a multi-agency contract at the same rate as a sole agency one. So, i'll be going with two EAs now. It should generate more interest as 'winner takes all' in terms of estate agent's fees.Everyone is entitled to my opinion!0

Quick question. What do I ask the estate agent for when I cancel?
EPC- The Estate agent organised this, so do I ask for the actual documents that came with this to give to the new estate agent?
Names of the two viewings I had.
Anything else I should ask for? (apart from the door key!)0 -
Just had first offer on my house. 10% less than asking price. Ive gone back and said no. Ive already priced the property right at the bottom end of the scale. Am waiting to see what they come back. Id probably accept 4% less.0

Still no word from our second viewing last week. Agent says that they're being very cautious but surely they want it or don't. Sick of waiting now.
They seemed very keen when they were here and said they def wanted our location and style of house and there are no others in the same location priced the same.
Not expecting them to come back with an offer now but very frustrating this seling lark. Might see if we can rent it out instead.0 -
djheath - just to say Sold signs dont necessarily mean anything. A few months ago alot of house in the area I was looking had sold boards up, only to come back on the market a month or so later - not just one or two but literally a dozen or so! The EA may have not been checking buyers thoroughly enough to find out they couldnt proceed etc, or it could be alot of bad luck, but it made me realise even sold signs are really only half of the job done!0
