    It’s interesting how people supplying a poor service become efficient when you chuck it in with them. Maybe it’s a relief as they can concentrate on surfing the web without all those annoying customers getting in the way. On my last visit to a local EA he assured me about how good business was, and how he didn’t have time for this, that and the other. Reflected in the glass partition behind him, his PC monitor showed Spider Solitaire. I hope I didn’t ruin the game for him!

LOL at Spider Solitaire - when I went in to hand in my notice I realised (having not been in their shop before signing with them) that it is more like a trendy wine bar than an estate agents; the front of the desk was all glass-fronted fridges full of San Pellegrino and J2O. It's obvious where their fees go, rather than employing people who know how to sell houses! :rotfl:

    djheath - there is no straight answer to you. My opinion is to forget how much you paid for it! All you need to focus on is where you want to go. Do you want to buy - if so then what you buy will be determined by what you have left + mortgage. When we sold, it was for over £20k LESS than we bought it for, but we had to move! We were left with the minimum amount we needed to buy another property and that was that. We had enough, the rest I didnt care about. Everyone has a different story as to why they are selling, but now isnt the time to be worrying about how much profit you make since you bought it, just can you afford to buy the next step!

    We are getting worried - somone is showing an interest in our house, but looking around we are really struggling to find something we might want to buy. If an offer did come, it is going to be a tough decision whether to accept it.

    Thanks for the advice. My property is a one bed flat in Surrey, currently for sale at £159,999. When it went on the market there were six other flats all at either the same price or £5K lower, but they were in estate locations, smaller properties, no parking, now communal gardens, in big blocks and frankly not as nice as mine! :D I know cos I looked at a lot of them when I was buying my flat!

    I paid £145,000 in 2007. All estate agents I had round valued my property at £159,999 which is what I put it at, but as I say, two weeks after I put it on the market, all the other flats dropped to £149,999. Non have sold yet either. I wasn't expecting my flat to sell at £159 and was willing to accept between £150 and 155K. My estate agent has said I should drop the price to £149,999 which may help, but no guarantees. It also doesn't give me much margin for negotiation and would mean I would possible get back what I paid for it.

    I realise I have to drop the price, since my place is now the most expensive one bed flat (bar one for £166K) in the area, and it doesn't really justify being £10K more than the next competition. Other prices of houses I am looking to buy in the area have dropped in price too so potentially I can make up the reduction.

    I am really looking to move asap, although in reality there is no hurry. Myself and my long term gf are looking at buying together which is something we have wanted to do for a very long time, but due to her aging mother we haven't been able too. We are therefore itching to make the leap and have a very sizable deposit saved (nearly £100K,) so in an ideal position to start taking advantage of lowering prices to get a dream home a few jumps up the ladder from where I am now.

    So in conclusion I could stay put for a while with the price set as it is, but realise it could be a long wait, or reduce and hope something comes a long pretty soon which would fulfil our deams of moving in together sooner. Hmmm.....

    Anyway, I will shut up, I am just waffling to get things off my chest!:p

    we all need a good moan sometimes when we get fed up trying to sell.

    I hope things work out for you, have you considered renting out the place? with such a large deposit you could probably get your mortgage and possibly keep the flat?? just an idea.

    Hope things go well for you. Good news that you know them though, should make it easier (and they should be fairly accommodating for viewers too, assuming you are keeping it on the market?)

    no, taking it off the market, was thinking of doing it anyway, but these people always wanted to buy it but cannot get mortgage as self employed etc so there is a chance they will rent it for a couple of years and then hopefully buy it. we shall see what happens when they come round to talk about it
