    However - from the point of view of balance - it seems obvious that it was underpriced ;) We all need to raise our asking prices folks!!

    I feel so fed up, we've only been on the market about 3 or 4 weeks and have had 3 viewings and all of them have out in an offer, one we agreed but they pulled out but the others were just too low :(

    We're on the market for £135k but that's a good price for this area and I am prepared to negotiate but not to £120k or £125k

    Have just been on Rightmove to re-affirm our asking price. There are 11 similar properties on the market and ours is joint 3rd CHEAPEST but is equally as good a condition than the top 3 properties (and bigger than 2 of them), and in better condition than every other one. Under £130k are flats and projects (except 1 that's in a not so nice street)

    I know there's a lot of people on here that say "it's only worth what someone will pay" and "if it doesn't sell it's too expensive" but how can that really be the case here?

    I think part of the problem is that you are so close to the stamp duty threshold. Not all buyers in that range are FTB so some of them have to find the extra 1% on top of the sale price above £125k. Perhaps you could consider offering to pay the stamp duty for anyone who isn't a FTB - that might attract a few more offers closer to a price you can accept?

    No news again from our Solicitor, they haven't even got the office junior to call us, i think they pull names out of the hat as to who has to call me each week or other week....:rotfl:

    I'm very relieved to have made the decision to stop marketing our house. It's been 25 months on the market and we have dropped price by 17%.
    I won't put it back on the market in the near future, maybe in 2011.
    It has been a stressful time as I'm sure everyone on this thread understands very well.
    I'm going to start enjoying living in the house again and may decorate a room or three and put the family photos back on show, make the place feel like a home again instead of a commodity.
