Blodwen: On market for 13 weeks, 3 viewers (and buyer who then pulled out) in first month. No viewers or contact from agent in last 2 months. Planning to change agent at 16 weeks.
NEH: On market 29 weeks, 3 viewers,1 ridiculous offer soundout, useless Solicitor who can't find the bed or the flat itself. Planning to rent it out from November.
Emilia15: On market for five weeks (feels like a lot longer), three booked viewers (although only one turned up!), price reduced by £8500 last week, EA who was dealing with us has mysteriously 'left the company', trying to deal with the chronic lack of buyers by adopting a zen-like stance and also by reading this thread
rosered100 - been on the market since March. Had an offer from the first viewer at 91% of asking which we accepted. They dropped out 2 days before exchange. Dropped the asking price to the level of our first offer. Total of 16 viewers, 5 of them viewed twice. Then 2 offers came on the same day a fortnight ago at 10% below our new asking price. We have reluctantly agreed to one of them as long as they get on with it. Havent heard a word from them since.
NyimaR - been on the market since June. 9 viewings (including 1 second viewing) all made very good noises, then nothing. Last viewing was a week ago. Dropped price once when viewings dropped off. Will do it again if I stop getting viewers. Got an open house in a couple of weeks. Living in London (where new job is) with mum during the week and Coventry (with the OH) at weekends

Grimbal: On market Oct 2009. Found non proceedable buyers. Found place to buy
Harz99: Going on market Feb 2011. Not yet seriously looking at places to buy.
Azkaban420: On market Oct 2009, accepted offer in May, still waiting to exchange/complete...found house to buy in meantime
Sonastin: On market Christmas 2009. Sale completed August 2010. Serious problems with the house I want to buy that are taking ages to resolve. Nothing else on the market that suits. Stuck living with my mother in the meantime
tyllwyd: went on market on 5 May (Election day - great timing!!) Dropped price once, four viewings so far but none proceedable. Enthusiasm for the whole idea of moving gradually ebbing away.
Snowlady07: On market since early Sept 2010. Realistically priced but no interest as yet
Squish_21 - Been on market 15 weeks. Had 1 viewing & 1 very low offer during 12th week (buyer couldnt get the mortgage amount they thought). On 14th week we have started offering '5% deposit paid by vendor', as its a 1 bed flat instead of a price drop. A price drop will follow in January if no more interest. Its tough going for us sellers!
Shabby_chic: Went on market March 2010, approx 10 viewings and a couple were interested but none proceedable. Cash buyer viewed week 14 and made offer £10k below asking, negotiated to £5k less and currently waiting to exchange though plan to complete on 24/09/10 (fingers crossed).
Ocalllo - on market since Feb 10, 3 views only 2 turned up. Chgd agent beginning of June, 5/6 viewings more - 1 x low offer, which we refussed, they came looked at hse again and pulled out! dropped price twice, gone live with new price 1 hr ago!!!!!
Maidmarian - On market from August 2008, dropped price 17%, 21 viewings, no offers. Asking price now below Zoopla and Land Registry indices. Took it off the market today.0 -

No news again from our Solicitor, they haven't even got the office junior to call us, i think they pull names out of the hat as to who has to call me each week or other week....:rotfl:0 -
An update from me, we finally seem to be getting somewhere!
On the market June 2010, negotiated with a cash buyer and accepted their offer Friday 13th August :eek:
We viewed 4 houses and had our offer accepted on 16th August.
Solicitors ready to exchange on our purchase, solicitors acting for our buyers are being rather annoying.....last week we sent back the 3rd list of buyers questions.....getting a bit like groundhog day! They seem to be a belt, braces and top hat brigade. If they ask for the building regs certificate for the windows one more time it'll be inserted somewhere *interesting* :rotfl:"Put the kettle on Turkish, lets have a nice cup of tea.....no sugars for me.....I'm sweet enough"0 -
We finally moved into new house on the 4th and now know why vendors would not let us have a second viewing.
Not as davesnave suggested optimistically- that they were deep cleaning the property - or as the EA stated they were too stressed and emotional to cope!!!
It must have taken quite some time for them to remove nearly every made to measure wood venetian blind in the place - and also to remove eight really nice ceiling lights as well as the huge stunning one in the main hall.
I am typing this in the library and scared to go back to find out what the report on the central heating etc is going to be. It looks as if the main gas fire has not been serviced for 15 years, there is a leak around the tank and a valve that should have been on automatic has been wedged to be on manual. Looks as if as well as a grand on blinds and then on new light fittings (which were supposed to be included) we might just need a new boiler, hob, etc.:eek:
I've eaten so much chocolate in the last hour I feel quite sick.
I don't think there is any point in going back to the lawyer as I think there may be a queue of people wanting money from them and I would rather use the time and money to make the house safe and comfortable for us all.
Still have not sold the bungalow that elderly relative was living in so savings are taking a bashing.

I think it's absolutely worth chasing up with the solicitor. Even if it's on principle! If that's a grand's worth of stuff that was documented as being included in the sale, then I think it's worth chasing IMO.0 -

Agreed. Its certainly not worth fighting for when you have so much else to worry about but remember that if you don't ask, you don't get! A quick shot across their bows won't take too much time/effort and there is a possibilty that it might just reap rewards. I don't envy you though :eek:0 -
Orpheo - On market for 3 weeks, reduced price by 5K, on market for further 2 weeks, reduced price by another 5K, 1 week later went SSTC with an offer of 12k under original asking price, completed in Jan 2009. 18 months later I'm happily getting on with my life and really glad that I didn't rabidly hold on to my asking price. Comparable houses on same street now selling for 15K-20K less than I sold for.Hi, we’ve had to remove your signature. I am feeling a bit guilty because we are leaving more than we said on the inventory! We said we would take fancy light fittings, garden furniture and pot plants and now find we want to leave them. As we have no contact with our buyer, it is only possible to leave them a note to that effect.0

Hi, can I be added to the list?
I put my 2-bed ground floor flat up for sale in May 2010, originally for 98,500 (which I thought was a little high at the time but the EA said it was a good price). I have reduced the price twice since then and is now on the market at 92,950. I have had a total of 5 people look at it - one of which was an upstairs neighbour who I think just wanted a nosey around....and a landlady who offered me 20k less than the asking price so I could carry on living here as a tenant. Luckily I don't have 'mug' written on my forehead!
I'm a first time seller, so all this is new to me. I'm just wondering how long is the average time for a property to sell in the current economic climate?0
