We finally moved into new house on the 4th and now know why vendors would not let us have a second viewing.

Not as davesnave suggested optimistically- that they were deep cleaning the property - or as the EA stated they were too stressed and emotional to cope!!!

It must have taken quite some time for them to remove nearly every made to measure wood venetian blind in the place - and also to remove eight really nice ceiling lights as well as the huge stunning one in the main hall.

I am typing this in the library and scared to go back to find out what the report on the central heating etc is going to be. It looks as if the main gas fire has not been serviced for 15 years, there is a leak around the tank and a valve that should have been on automatic has been wedged to be on manual. Looks as if as well as a grand on blinds and then on new light fittings (which were supposed to be included) we might just need a new boiler, hob, etc.

I've eaten so much chocolate in the last hour I feel quite sick.

I don't think there is any point in going back to the lawyer as I think there may be a queue of people wanting money from them and I would rather use the time and money to make the house safe and comfortable for us all.

Still have not sold the bungalow that elderly relative was living in so savings are taking a bashing.

    Good luck to everyone else.

What a nightmare....I can sympathise in some repsects that you can't be bothered as we're going through a long list of damage to furniture and other possessions by the removal company before following a complaint, just after going through a move, but it is always worth a shot to contact the solicitors and gain some advice.

Were they stated as being left?
  • Hi there I have been reading this thread for ages so I thought it was about time introduced myself!! I have been on the market since Feb2009 yes thats Feb 2009, I have dropped the price several times to now way under what we bought it for 6 years ago. We have had 2 sold subject to STC which have both fallen through one a week before moving (6th Jan) and the second in April.

I have had enough so much now that I have moved in with my parents while the selling process is going on, I have a 15 month old baby so keeping the house tidy was hard. Everyone that views the house says they like it, more often than not they come back for a second viewing, We have made it clear that any offers will be considered. What more can we do!!!!!

Just thought i would say I know how everyone is feeling and fingers crossed it will happen for us all one day!
  • tiny_tear: on the market since Dec09. Have lowered the price a few times. willing to take offers. So far had one offer (too stupid to even make a counter offer) and one person who viewed THREE times - the last this weekend - decided today not to make an offer and gave no explanation to why... Just lowered the price another £3k...

Feel guilty to report that we have had an offer already of 5% below the asking price so I have snapped their hand off.

Flat went on for sale on Monday, 1st viewing on Tuesday, a 2nd viewing on Wednesday and the offer made Thursday! Can't believe it - I was all prepared for it to take a few months and battle over the price. However, until it is sold, I will not relax. :)
    Thank you all who post.
  • Congrats Chyna-s !
Make sure your EA keeps collecting names & addresses of anyone asking about your property just in case the same happens to you as to us - our first viewers offered then dropped out just before exchange meaning that we missed the spring market & came back on for the summer doldrums.
This time around we asked that we didnt come off the market until a survey or bank valuation was done but note that not one viewing has been arranged since we accepted our offer 3 weeks ago & we still havent heard one word from our buyers. EA says they are arranging their mortgage, but surely that should have been done before even looking at houses? Dont want to pressurise our buyers in case it scares them off but asked EA to tell them that next door has just come on the market for a full 50% more than they have offered on our house & to get a move on before we change our minds (not likely, but want them to see they got a bargain)

Orpheo - On market for 3 weeks, reduced price by 5K, on market for further 2 weeks, reduced price by another 5K, 1 week later went SSTC with an offer of 12k under original asking price, completed in Jan 2009. 18 months later I'm happily getting on with my life and really glad that I didn't rabidly hold on to my asking price. Comparable houses on same street now selling for 15K-20K less than I sold for.

    Yawn.............

Thanks for the advice guys - they are cash buyers and I think they are doing a buy to let. I shall though be nervous until completion.

Can't imaging what it's been like for you guys with family - there are only two of us and it's only been a week but I am already well fed up of keeping the place tidy and putting things away every morning. I shall be pleased to be able to leave things lying about the place again (bet OH wishes it had taken a while longer as he is a neat freak and I'm def. not) :rotfl:

Congratulations! Don't feel guilty, that's great news. I would be wary of thinking that's it - we accepted an offer from our first viewer but the withdrew it a week later. Of course this probably won't happen to you but I will definitely not relax until everyone has signed on the dotted line next time!

Sorry to hear that, must have put a real downer on moving :(

Ouch. That sounds horrendous, sorry

I think it's absolutely worth chasing up with the solicitor. Even if it's on principle! If that's a grand's worth of stuff that was documented as being included in the sale, then I think it's worth chasing IMO.

Agreed, I would have a word with them if only to see whether they think it's worth pursuing.
