    My first price cut was from £335000 (2007 price) to 325000 and it made no difference. I spoke to other agents and they said I need to get into a different price band on Rightmove altogether. I needed to reach different viewers. I cut to £299000 and had an offer from a cash buyer the same week. She also bought my furniture on top which was great.:D

    Foxton's often show me stuff 20% above my price range. The first time I asked why and EA said he knew how much I had to spend and he knew how much his vendor wanted to sell. It's all a game to them, isn't it?

    Yeah, I'd love to list my house as 'Fixed price' at the level I'd sell at, but just feel I'd get even lower offers then.


    Anyway, thanks to the folks who replied to my do/don't drop price query. For the very reason above, I decided not to drop for now as being in that lower price bracket may only encourage even lower offers.
  • Completed on our sale and Purchase on Friday.... a big relief! Currently surrounded by about 100 boxes but enjoying it scarily!

    Hope I don't sound too harsh here - I really have no idea of your house or location so could be far out, but to put your comments into other words it would read:
    " I am willing to reduce my house price to the price it would have sold at during the recognised peak of the market 3 years ago (before the market dropped 15%), but not any less than that"

    Doesn't sound to me like you just want to get rid of the flat.

    Completing on mine tomorrow, been a bit longer than I expected but at least it will be gone and I will have a small amount left after paying the solicitor, EA and family loan for the deposit so I am counting myself as very lucky to be able to clear it all up :)
    Credit card debt - NIL
    Home improvement secured loans 30,130/41,000 and 23,156/28,000 End 2027 and 2029
    Mortgage 64,513/100,000 End Nov 2035
    2022 all rolling into new mortgage + extra to finish house. 125,000 End 2036

    :j for Kelda and Suzie and virtual hug and good vibes for all of us trying to sell in an "interesting" market.

    This may be a very obvious point but any change in your house price makes it come up on Rightmove as if it is a new property on the market. We just reduced £5000 on relative's bungalow and it now pops up as if it had just come on the market. When compared to other bungalows in the same town it is now the cheapest as the two very cheapest ones have sold recently. Fingers crossed for us all.

    DH has just been walking past the house we are supposed to finalise on buying on Friday - and there is a furniture van at the door!!!!! Looks as if they might be getting their act in gear after all.:j:j

    Same here.

    I suppose it is too much to hope they'll be spending a couple of days deep cleaning for you, but wouldn't it be nice if they did! :)
