kst 101 - As for the planning permissions I am sure you can pay a small amount for indemnity insurance to cover this so not a worry. As for damp - good that you were upfront about this - so the buyers already know and still want to buy.
Searches should take about one week. However I thought the whole of the HIP was to reduce all of this malark - now I am in the process I see that it has hardly sped anything up in reality.
I received an offer end of March and my buyers have been quite good - they have had the survey, received their mortgage offer and want to complete the end of the month. Meanwhile my freeholder has provided the draft lease extension. I have been informed by the sol that he just needs to go through this although the buyers sol has only received the HIP last week! Hopefully this will not raise any enquiries (those things always seem to hold things up). I am hoping that exchange may take place in about 2 weeks time. As my partner's mothers house is also selling under probate at the exact same time, I am trying to find a place to rent for a few months and having to be away for 2 weeks within the next 4 - it is all getting a bit stressful! I think it is the uncertainty of dates that makes it hard to know how to plan. I have bitten the bullet and have started packing items I don't need and having a good clear out so I could be ready to move within one week if needs be.....Fingers crossed.0 -

I thought this about the HIP too! I think it would be so much easier if you paid for the searches on your own property to be done when you pay for the HIP. It might cost a bit, but then at least you wouldn't have to pay the solicitor to do these on the house you are purchasing and you wouldn't lose money if it fell through. Although I guess solicitors still have to make some money! Although I don't know how feesable all that would be!
It's good to know it only takes about a week to do the searches. We haven't had the draft contract and fixtures and fittings list yet but going to chase that tomorrow. I don't think there will be much dispute over it all though (but don't want to tempt fate!) So does 3 weeks seem long enough to complete? With another 2 weeks to exchange?0 -

Have talked to solicitor and they are waiting for buyers to get back about our answers to the additional questions. No date for exchange or completion although have reiterated when we can't move (my work is mainly from home but there are about 15 or so days a year when I go out and work. These days are obviously coming up quite soon).
Discovered that DH agreed that the table and chairs are being included in the sale. Don't mind the table but am a littleabout the chairs just from the point of view of getting some more. Not going to be a deal breaker though:rotfl:

When you move try Ebay, freecycle and the rest of the internet for furniture. You can get some good bargains there...
We say our dining table in a local shop. We didn't want to spend much due to it being a rental house and being temporary... Anyway hubby was looking for a picture online to show his mum and by accident he found it for about £150/£200 cheaper.... :eek: needless to say which one we went for...
It was the same with our spare bed... We wanted something that would last a couple of years max...Bought a bedframe on Ebay for less than £100 thinking it wouldn't be that great but when it came it was lovely. Isn't the best wood in the world but it looks good and is sturdy and our guests have commented on how much they like it....We also got the mattress for it cheaper online after finding out that the mattress we wanted in our local shop had a unique name for them and once we found it's generic name we found it cheaper...0 -

We had our two weekly update last week and no no viewings for us either....She did mention that one of the other 3 flats we are up against had significant timber problems, so i duly looked them up and yes they do, so at least we know one is out of the running....1 down, 2 more to go...:D
I also said to hubby that as one in that block has timber problems maybe it will put people off the other 2 and they'll look at ours as it's in a different building....I can but dream...:rotfl:0 -
