    I thinks its best to have the furniture in on the photos as empty room can often actualy look smaller. The ideal is to just have a few pieces in each room so people feel confident they can fit everything in, but the space doesnt look cluttered.
    Id also think people are more likely to make a cheeky offer on an empty house, as they will presume your desperate to sell.

    If the EAs are suggesting they ask £90k more than yours, that surely creates a big enough gap for your buyer to feel quite content that they’ve got a good deal on yours?

    They won’t drop £90k or even half of that in a hurry will they?

    I wouldn’t worry too much at this stage. If your buyer wants in by 21st May the only way that can happen is with you, not the neighbours. :)

    Hiya all!

    I am likely to be joining this thread towards the end of this month.

    Had 2 valuations on Saturday and have the 3rd and final valuation this afternoon.

    Currently on the search for a cheap Leasehold HIP. Any recommendations?

    Hi and welcome,

    I used hips4u who I think do a fixed rate of £250 inc vat for a leasehold property. I'm not sure if they are the cheapest but two of my friends had used them, and said they were fast to get it done, my house was marketable within 5 days of me ringing them (including the weekend).
    So if you do find it cheaper just make sure they can come out and do the EPC within a reasonable timescale as well, as you wont be able to market your house till they do.

    moved in with parents now, dad thinks its funny that we have 2 houses (one for sale and one we are renovating) and have moved in with them. We have done it to get ready for the wedding (month tommorrow) and to keep the house tip top shape for veiwers.

    Now i NEED YOU LOT on here to stare at my house for sale and send it very very good vibes to get actual viewers through the door. im getting tired and running out of ideas now. :(

    Good Gawd, just who do these people (viewers) think they are?

    We put our property on the market at 10K below the EAs valuation, & sat back. Nothing, zero, zilch.

    Because we can afford to, we have dropped it a further 10K & have therefore apparantly brought in a further 42 people in the new price range. (EAs jargon)

    Had a guy round this weekend who couldn't wait to get to the EAs office today, as he was delighted with our property. He then put in an offer :eek: to the EA, who refused to relay it to us, as it was an insult, (their words) When I said I was sat down, & so not too far to fall, they told me the offer was a further 15K lower :eek::eek::eek: The manager told this chappie that if he thought he could get a similar property at his price, he was wasting his time in most, if not all, EAs offices.

    If this clown does come back:rotfl: & somehow gets back to the price printed on the brochure, he'll now find that the appliances that we said we would be leaving for him, now come at a price.
    What a jerk!

    Our next door neighbours bought their property by repossession app 18mths ago. So it would seem, this joker has looked a property prices in our area over the last 2yrs or so, seen the repo price & thought he could get ours for the same amount. Like I said, what a jerk.

    Blimey, so much activity!! Elona how worrying for you, I'd be having kittens too, but remain positive, if the completion date is 21st, chances are it'll go through before the neighbours even get round to their first viewings :) It is highly unlikely that buyers would pull out so close to completion for a property that 'may' be suitable, but at a price tag miles higher...all the best.

    Beejay & Notloaded - jerks indeed, as NL said, people want everything for nothing these days...here's us discussing what would be an ok offer to put in for a house and people come in with ridiculous offers without batting their eyelids...sigh, when will it end?!

    MB - major, oodles of good luck/selling vibes heading your way, although is it ok to hold back a teensy bit for myself?!

    Feedback from my saturday's viewing is that they've offered on a different more expensive property (boo) BUT, second EA have finally pulled their figure out and I've got my first viewing with them tomorrow morning (new guy's been roped in to get stuff going). Buyer is a lady looking for her 2nd BTL property in the area. She prefers houses to flats, and has nothing to sell/can move on stuff pretty quickly. Sounds promising, so PLEASSSSEE pray for me that SOMETHING positive happens tomorrow!!

    Thanks for the reassurance everyone- it is what I have been trying to tell myself all morning.:T

    The fact that I am not feeling very well and next door has been drilling and hammering all day (getting their highly profitable house ready for sale :() has not helped my mood- or my headache.

    Am I too old at cough, cough, mumble to run away from home?;)
