    Well just had an email from Debt Collection Agency we employed. Looks like we can't touch guy who trashed the flat (£4.5k to fix) and ran up another £3k in rent arrears because he's now unemployed. His father who was guarantor has two CCJs now as well and charges on his house. We've so far racked up another £500 in legal and admin fees to get precisely nowhere.

    I know it's not good or healthy but I hate this barstward with every fibre of my being. He's a nasty individual who promised with his father he would make good, "We're men of honour", and then, as if screwing us out of 5 1/2 months rent wasn't enough, he trashed the place. Horrible, evil person, lets hope all they say about karma is true.

    So looks like write off but I have years I believe to keep the CCJ on file and if and when he comes out from under his rock, then I'll have him.

    So deep cleansing breath time...

    How rubbish is that situation!

    My SIL uses an agency to deal with the house that they rent out and TBH from what she says, they do very little for quite a big return. I said that they should manage it themselves and they can find tenants through the local papers and insist on references and a hefty deposit.

    Says me - who has no idea about renting WHATSOEVER!

    exhaling....honest

    We use an agency to market the property, draw up the paperwork, do the credit checks and referencing and then we factor to property ourselves.

    Problem is at the end of the day people are people. Decent ones will pay and keep the house nice and the others, well you've seen on my thread what they do. Luckily there are more good than bad but I find I'm having to be stricter because they seem the be pushing the boundaries more frequently.

    Weekend of house and out & about hoped for. Going to spend tomorrow finishing clearing out the new office and in the attic. More stuff out of stinky flat and up to dump. Then Sunday having day out somewhere, regardless of weather, so either Geocaching if nice or 'arry Bleedin' Potter if it's lousy. That should even up the buckets a bit!!

    So with 2 days to go, they look like:-

    Week Beginning Monday 13th July


    Blue Bucket - Health and Exercise – 7 per week.

    1. Walked to ex-trashed flat to do viewing.
    2. Grandad taken to hosp appointment.

    Green Bucket -The House – 14 per week.

    1. 5 loads of washing done.
    2. Roast Dinner made.
    3. Soup made for Tuesday.
    4. Lunch made.
    5. Lunch made.
    6. Home made fish and chips.
    7. 3 loads of washing done.

    Purple Bucket -Business Number 1 – 7 per week

    1. Showed ex-trashed flat again.
    2. Application details delivered to agent.
    3. Beanie boy flat application query.
    4. Rent arrears problem discussed due to change of circs.
    5. Text to social work about monies they owe us – friendly little nudge.
    6. Bona Vacantia material sent to Accountant.
    7. Visited court office to get small claims material.
    8. Wrote to Debt Collection firm to ask for proof of work done.


    Gold BucketEducation7 per week

    1. 2 hours of OU done.
    2. 30 mins OU done.
    3. OU TMA Part 1 done
    4. OU TMA Part 2 done
    5. Bibliography done and submitted
    6. CAB Benefits 2
    7. CAB Debt 1


    Red Bucket - Business Number 25 per week

    1. Tax returns signed and returned to accountant.
    2. Amazon parcel sent.
    3. Standing order for Accountant set up.

    Pink Bucket - Extension and Refurbishment7 per week

    1. SB Sorting through his room for ebay and attic stuff.

    TBD. Games put in attic.

    Brown Bucket - Family and Friends5 per week

    1. Family trip to Matalan to dress and shoe SB.
    2. Family game of Scrabble...minimal bloodshed.

    TBD. POA forms signed.

    Lilac BucketMSE – 14 per week.

    1. Rents checked.
    2. Spreadsheets updated.
    3. Tesco shop done with Discount Code – spent too much though L
    4. Rents checked.
    5. Spreadsheets updated.
    6. Agreed with OH that surplus in Business Account will go to Mortgage OP J

    9. Shrapnel fund hit £1000!!
    10. Ordered Finance Course for SB going back to school from Ebay.

    Have braved the attic and I'm clarty. The temptation to leave OH up there with a bucket of fish heads (apologies to Bart's evil twin) was strong. But I fought it off and our collection of monopolies is now resident in a big movers box. I also thought the loft was pretty empty but it's obviously had lots more chucked back up there than I remember. I've cleared a corridor tho as the builders need to put in a skylight vent for the bathroom and I don't think they'll reminise as much as me about the outfit SB wore when he went to school dressed as a fruit salad!

    Oh no...is he ok? And does that mean you all have the joys still to come?

    OH and SB won't come to Harry Potter with me, one hates it and one can't see it. I've promised lunch and as much ice cream as they can eat. When your SB is better, stick him on a train and I'll take him - I need to see it!!

    That's disappointing. I've just re-read the book and cannot get into the 7th one. Forcing myself to finish it but it's truly bo00dy awful. I loved the earlier books but the end just seems to be an attempt to tie up the ends.

    Ah well, if the boys won't go (a) I'll save the cost of the tickets (b) save cost of lunch (c) save cost of juice and ice cream and (d) miss a rotten movie. Every cloud has a silver lining.
